we're we're here to seek a modification from the board's decision uh 966 578 from 2019 which granted the liquor store use at this site uh and included a Proviso that beer and wine would be limited to one cooler with two doors uh the goal here is to remove the Proviso and allow the retailer to continue to operate as a local convenience store but with the flexibility to provide a better inventory and variety of beer Wine and Spirits in addition to the grocery and convenience items that are popular with the neighborhood uh when the board first approved this use while there was uh significant support for the appeal the provisor was added to address some concerns of the neighbors uh which existed at the time about a new retailer selling alcohol in the neighborhood uh now since that time over 5 years ago uh not only has has there been no violations or issues related to the sale of alcohol uh but the applicant has proven itself is an amenity for the neighborhood and there has been overwhelming support for the business and the application before you today there will be no other changes to the business or its hours of operation the applicant has not and will not serve nips or single sale um alcoholic beverages the plan remains to operate in the same manner that's endeared the neighborhood with a host of groceries and daily household Staples uh we did Comm uh conduct community outreach here met with on uh at a meeting in March that was well attended it's also worth noting that in conjunction with his application the license licensing board granted the appli request to upgrade the license from beer and wine to all alcohol at its public hearing uh uh after its public hearing on May 14th uh so with that happy to answer any questions the board may have thank front units are two bedrooms and we have we have unbelievable amount of of of people inquiring inquiring looking for tree families for families that go to the school to the charter school next door so we decided we'd make this we try and make this a tree a Tre unit building to to to accommodate them uh as far as variances we we hadn't really gone outside the envelope of the house so the variances lowering the parking count added um a parking violation so that's why we're back here um asking for additional relief um so uh we the modifications since then have been we we did reduce the parking Street it's a existing two family uh that will be converted into two condos and the change that's being that's being made to the property as we're going to be adding some square footage on the second floor unit which will be on the attic space and uh adding square footage on the basement for the lower floor unit and also if you look on the page to the right you see um a deck for the second floor which will be the second ESS and um that's pretty much it questions from the board okay hearing none may have public testimony Madame chair members of the board sigy Johnson with the mayor's office of Neighborhood Services on hosted an abutters meeting for this proposal on January 17th where abutters raised concerns about various aspects of the design including the location of the porch following this abutters meeting the proponent agreed to make changes to their proposal um we are in possession of one letter of opposition from an a butter uh Butters also raised additional concerns about trash issues and rodent control issues at the property the West Roxbury neighborhood Council zoning committee voted to support this proposal and with that we defer to the Judgment of the board thank you and
