brother Kenny and his wife Kim they own the piece of property property was originally developed to be a five lot subdivision and an extra lot for the existing dwelling which is at 1624 or Williams Street when we designed the subdivision it was proposed to be five Lots so we went out out there with George Au conducted perk tests for five house Lots each at the time each house lot only required two perks and two s evaluations now the current regulations for a new house a two perks and four soil evaluations so the question came up as to whether we needed to conduct two additional soil evaluations on this piece of property so my feeling is that because this is now deed as one single family house lot we actually have one lot which has 10 valid per test on it and 10 valid soil evaluations we only need two per tests and four evaluations total to put one single family house on this lot it's about a five acre piece of property so what I did is I took the plan I all the documentation that I submitted to the board shows that the variance was granted for this to become a single family house lot to the zoning board then the planning board where the Lots were separated created the one conforming lot for the existing dwelling at 1624 which has been sold leaving the remaining piece of property five Lots or so for one house lot that was also in the decision that was rendered by the planning board and that's where we stand today so this will be one single family house lot with 10 perks and 10 Ser valuations so I took that plan that was originally prepared December 7th 20222 and I added I superimposed the locations of the 10 perk tests 10 Cal evaluations that are on this lot so we don't know if somebody buys this where they would want to put their house but they could put the house anywhere on the lot that conforms to the zoning setbacks and being a big lot they could plant it in the middle of the lot they could favor the front of the lot and then have a big backyard it's all wooded there are no Wetlands on the piece of property or near the property so it's all Upland so on this P which I can I got a couple of copies I can leave it with the board okay copies both say they put a house in the middle of the lot so they decide to put a house here a lot of privacy from the other houses this is all woods and then the wetlands down here but there's a house here at the corner Lewis and all Williams there's this house there's a house here which also has Frontage and Lewis this house is way in the front so it's all wooded very private but they may want to put the house say here if they put the house in this area then I could design or another engineer could design a primary septic system which would catch two perk tests where they only need one but also the two Sol valuations for that lot the reserve area could go anywhere it could be placed over here and again that would Reserve would have two valid perk tests and two so valuations it could go in the back here same thing it could go up in the front it could go way in the back because this was originally designed as a road coming in here with the five Lots around it so I think because of that with two perks and two evaluations for a primary septic system and then two perks and two evaluations for a reserve I think we would meet the current requirements of two perks for sell evaluations and I think that's basically it so you're going from how many Lots down to one five five down to one to one yep okay um so there'll be we Grant the variance you'll have a restriction on the deeding it's one house there one already and so I don't even think you have to Grant a variance I think you just have to acknowledge that that because it's one single family house lot that we have five we have 10 valid perks and 10 valid solar valuations on that property so reasonable yeah so I don't think it's really a variance it just as long as you're confident that the board definitely stipulated that it can only be one house lot and that was through zoning then again through planning and there was a that was all recorded all those documents which specify that are all recorded in the registry of deeds yeah already sent you an email to that effect pretty much well just saying that you had four years right y27 Jimmy agar who's only enforcement officer went through all the documentation and then based the four years from the date that the documents the public the uh appeal period expired through planning which I think was January 5th 2023 so he felt that based on his email that it was good until 2027 yeah that's what he said yeah and as long as they pull a permit doesn't have to be completely constructed but they need to at least pull a permit by right yeah to keep everything valid otherwise we'd have to go through the process again you want to make a motion make motion to approve I I step down second that have a vote I I it's passed okay thank you keep went to Missy's uh presentation that she had for all the region that she takes care of there was probably 20 or 25 people on that on that um Zoom meeting MH so I've registered on retrack as part of she had these spreadsheets with some you know step-by-step instructions I registered on retrack and they'll start that process I think on the 1 of January second of January and then I'll go through the process and then we we should be able to get all of those grants that oh I think so yeah talking about I think they skipped one last year something was so yeah it's all Rec recyclable materials uh for that you would use and then there but I'll have to get in touch with uh the Town Administrator because I need a letter she she's so good because um she has examples of that letter so we really have to do is just like you know massage that letter for the town of dyon submit that and there's some other documents that we that we'll have to submit and we'll go forward with that it's not um it's it's just um the process you know it's it's a little convoluted but it's it's not terrible and she's so good she just lays it right out and she'll help us if if we need any help she gets all the basis that's for sure yeah she does yeah you know it's like three steps and you know this is like the first step and then the submission and then um there there was one other one so there's no problem I've got that I've got that covered good y um I think that's about it yeah well we have the letter yeah we have the letter should we wait until um Tammy responded to the email so she agreed with the changes you had requested and she did agree so we the sooner we get that to the select's office the better they have the next meeting coming up okay oh I know what I had seen could you put put all the board members as signatures at the end yeah instead of just me yeah the one thing that I would I would uh mention Liz is the last sentence in the first paragraph where you say even with this cost increase the program is still in a deficit be to move that to the end of the second paragraph you know after we say you know after we say this is this these uh price increases are going to go from 20 to 28 from 10 to 14 um representing a 40% increase uh and then say you know after that the start date of February 1st 2025 take where you say even with this cost increase the pro program is still a deficit I think that sentence would look better on that at the end of that second paragraph other than that I think it's fine did a great job Liz really great job and then I think we mentioned too is like you know in order to be transparent but if it if that link um has that transparency as far as like you know the broad cost of someone wants to actually see them although you did spell it out here so I think I think that's fine yeah you know they don't need to see the well unless they want to they can see the whole you know step-by-step breakdown of the thing but I think you pretty much covered it there and then the link for the updates move that sentence I think it's great y I just hope they realize we work long and hard on this we tried not to but there was no alternative yeah we tried and we're still trying to keep it down you want just the Board of Health members to sign it or do you want solid waste as well no just Board of Health just Bo of Health I think that's it any public input
