has okay and you need 75 so we were told we came in and spoke with uh Chase and he said that that property would be under the stipulation from it was built under what stipulation for the set back apparently for that zone it used to [Music] be again like I don't know if that's I I'm not sure if that's a concern or not I mean if I can I'll let them explain some things let me give you this little overview because Dave our engineer is not going to be here tonight so I'll sort of take over with letter you know I discussed at some length you know whatever issues you had with this we wanted to clarify so this this house is has only has access by Butch's link which is been access by reported easement um they have a maintenance agreement um so they're they do not have any Frontage on an approved Street at all so they have one of their variances is that they are constructing in addition to a house that has no Frontage on it includ up Street um the other variance is for the the front edition um 46 ft or 75 is required I'm not sure about what the off might have told you again I know that that's a major concern here um they're back in the rear of this compound so to speak so which other hasard and and the main issue is that the other variants they need is that if you were to Grant this because you find to have a hardship um there has to be adequate access for Fire breing Equipment ambulances and other emergency vehicles did you get any kind of letter or feedback from the Fire Fire official on this can you take a look at it I know that note was sent over to them but how would that change is the house there is there access to it now well because they're expanding significantly to 300 foot so it's it's an opportunity to make sure that there is adequate access what is your what's the width of your access and surface and so forth so the driveway as it sits right now it's 12 ft wide it's Mill and then there's shoulders on both sides and then it's clear pretty never measured it Ian it's significantly so if you were to to Grant it you have to Grant it a condition that does have that add access they would have to make sure fire department takes a look at it to make sure it sounds like it's sufficient reir John said the house house there what fire right now right circumstances that well the application is an opportunity to make sure it's safe for sure in so when you're finished with your renovation your addition how many bedrooms will you have and bathrooms so there's a four there see five bedrooms five bedrooms three B how many kitches so um that was the only concern Dave and I had about plan we thought there was going to be a renovation with going to renovate the whole house and that a nice big kitchen and but there's two kitchens five bedrooms two bath so um which raises the issue of whether you're intending to use as a two family dwelling or have more more family there which isn't permitted in that zone so my mom lives with us so currently she's in the basement um so the kitchen that we currently have is a small kitchen that would be her kitchen um especially have to do steps and then the addition with the kitchen will be what our kitchen is without a separation the dwellings obv the board grants I think you have to make it clear you're not granting the Flor plan where the kitchen or a multif family dwelling they're going to have to get their permits and for some reason that's not allowed you get die because I just there was no notice or anything like that first of all yeah we're not that's not what's before the board just putting all this for us for an addition from a leg standpoint is it a multi family drawing if your mom lives with you you'll charge your rent and put you have somebody to live with you when you start constructing another kitchen you have five bedrooms and B it sounds like they're time for something more either these people or the sure somebody buys the house here right turn the wall up there you go so um if you were to Grant it you're just granted an addition but not the floor plan or in addition to a single family so that can so that'll be put in a motion yes that's not going to be a multi family right it's just residential use or not y so you say that's that's wide open say again I'm sorry that's wide open right now that's the plan yes it's open the dings will not be separate they will share the hallway we we were instructed as to what would need to happen to make sure it wasn't considered dlex and we willing to do that one one front door one back we still you still guys um basically that the M that's the one thing we discussed was to clarify that um the access was the other thing in his letter um the standard thing where it's subject to grading plan with the municipal engineer and so forth and the other permit and there three variances there's a street Frontage there's a front yard step back and there's the access by emergency you find it there's a hardship it does need variance for that uh for the emergency vehicles that's just something we want to make sure that they they have access to he actually does so when you don't there's two sections of the statute which Dave lays out um one is that the structure has to have Frontage on a street and then if it doesn't the board has to determine that there's a hardship and that there is access original um East was drafted um it was it was just dirt and with traffic over time the once my brother sold it the new neighbor came in and it kind of went it down there W up putting a uh basically a then they go other accessory uh structures people live in they kind of went C there um and we're we're kind of it's we try to get along there it's essential that that we all get along um just because of where we are you get major FL fire you get snow storms somebody has a health problem um I've got tobacco I've got the cloud Chris has equipment and whatnot we are our properties are married but we are all the necessity got to get along okay let me ask you you how long you've been there for almost all your life Road and that road's been the same basically now has there ever been a fire truck go take care of the houses Fire Company fire Serv take care of the we're we're well taken care of that I'm just concerned not that there's a fire but that a fire truck get there they can get there quiet enough and high enough to get them back here that's okay you're you're good yes that way yeah we're fine the the issue the the concern that that Chris and I are kind of uh have grappled over is getting getting the the FR portion of the driveway that goes to his house hey cu the the amount the botum of traffic that goes into that part of the of my driveway is uh is mind botle um it and it's turned all the millings into I have pictures if you like to see it but it's it's basically Cal power in a lot of that uh that driveway um just just from theine traffic it goes to that line the rest two other my residence and what used to be my dad's residence they back there served by the same road which is is fine no problem at all because it doesn't get this enormous amount of traffic that goes into that FR block part of that uh resulted from the prior it was it was a duplex there was a whole you know wife three white husband and three kids in the basement and uh and four wife and a husband and two other up top it was I mean it was there twoes sir you're not opposed to this being done I'm not oppos what you want something paid yes that's right well that's something you have to look out with it's really a private road it's a private road yeah yeah with with with an agreement for maintenance and whatnot just trying to grab I think Chris is Chris is struggling with I bought in getting this thing paid now it it was about to be paid when he bought it the couple got in got sideways with each other they got divorced and got a chance to PID how many feet of P would you talking just so the knows there's the extraordinarily detailed recorded maintenance agreement like I've never seen one that detailed was drawn some years ago and recorded so there's a whole lot of exactly who blows the leaves who mows this who does whatever so they have something to work with they're going to have to figure that out you have I don't think even as much as I endorse him he's really grapping with this getting us thing PA I don't know I hopefully we can work it out I came here to Endor endorse him and his project even though I mean it's basically you got two kitchens you got three
