filipo zba 242 a c variance in which the applicant seeks to construct an attached two-car garage at 28 Gates road block 368.81 in the R40 Zone uh first thing we can do is where you in Mr D fipo raise I'll give a brief summary um as I usually do with homeowner applications um so this is along Gates Road it's within the R40 single family Zone uh the current site currently has a one and a half story dwelling um on it the applicant wishes to build a um a one-story garage uh 22x 26 ft in dimension um as you can see on the plan on the right here this is the uh the um the subject property um this is uh Lots basically characteristic of the gates Road neighborhood um where the properties are extremely long and narrow um the lots are again characteristic of this neighborhood it's 100 feet in width where the standard in the R40 zone is 200 feet um so this is not the first um uh you know sidey yard variance that we've had in this neighborhood um you can see down here on the bottom the ex this is where the existing house is in the uh the darker square is the proposed garage um the sidey setback is uh requirement is 25 ft uh and the applicant wishes to build at 9.33 FT and then the total of the two is required to be 75 um and with this um it's already the property's already non-conforming at approximately 60 ft and the total of the two setbacks um with the garage would be 41.6 board a little bit more perspective on the plan um this is an aerial photograph uh of the property of the house with the approximate outline of the garage outlined in red um gives you a little bit little bit of perspective of the property in question in relation to um the homes around it um this is the you know from Google Street View basically the one cargo garage would be going you know at the end of the driveway again it' be a one-story two-car garage this is a blowup of the plan again this is uh I'm kind of outlining the where the garage would be located and then these are the architecturals that were submitted with the application i' I've been saying it's a twocc car is it a one two car not that it matters I mean the dimensions are 22 x 26 but just for the record it's a two car one story okay um so that's basically the the background Mr chairman does that represent what your plans are yes anything you'd like to add to that no that's just it there was an existing variance um before we moved in we've been there for about 10 years now um but there was an existing variance for this exact uh scenario that they just never acted on anybody have a question what are you going to store in the garage vehicles um normal uh outdoor equipment lawn mowers Etc snow blowers nothing flammable no any others you'll have electricity right yes uh Plumbing no Plumbing others just to clarify so your plans haven't changed you just didn't act on the initial uh the original application before expired that was the previous owner that had the previous variants okay so it expired before we moved in got it okay anybody else we let the record reflect there's no public so there was no opening to the public for any questions or comments anyone have a resolution or a motion I'm sorry I move I I I I moved note uh email at this is Joel's last meeting uh he wanted to uh say something to the board before yeah uh um unfortunately I'm spending more time in the winter in Florida and I I didn't think it was fair to keep the seat vacant for for for over six months a year so I've decided to to uh decl a new commission and uh I'm sorry go I appreciate the opportunity town has given me uh to be on this board for about 14 years now I I can tell you my my first first big case was was the Spring Hill Suites on on on CED Grove Road uh with with with the with an unnamed restaurant next to it the other big case when I first came on the board we were fighting against digital B Bill Billboards on the highway and we really got active in that we even one Saturday went to see balloons fly from one side to another to CV if you would be able to see the billboard from a certain spot and and I found out then that that even if we're on a an official Mi Mission we couldn't be more than two or three people in a car because we had if we had to too many members in the car one time it could be considered an official meeting unofficial meeting and that was that was very interesting so we've seen a lot of interesting cases and you have a lot of interesting cases Still Still P pending here including the the big one I I won't mention but but but I have to tell you living in in in in other places we we have I feel we have the most honest and open uh uh planning board and Zoning Board I've ever seen in in Florida uh who knows what goes on I I mean half the me are closed you know or half the decisions you know where I live in Florida you have a big developer that that tries to constantly take take up agricultural land and and trade off other land and it's it's uh the the company is ggl and and and they're the largest builders in south Florida and and I see these swaps go on and and and I'm not sure is all all H hunky dory but but any case I'm very proud to have been the member of this board so you're not going to finish out your term you're going to no my my my ter term ends in December any okay so I'm I'm leaving Tuesday for Florida okay after the storm thank you for your service thank you miss you
