I have a staff of five including myself um we are going to be open between the hours of 4:30 and 9:30 um Monday through Thursday 4:30 to 6:30 on Fridays and 9:30 a.m. till about 3 on Saturdays um our biggest classes are seems that there'll be about 15 in the biggest class and probably two in the smallest um and in terms of handling things such as trash I would be doing that privately by hiring somebody um and for parking parking there's absolutely ample parking in the shopping center however in my experience with dance studios the I would say about 90% of the parents do end up dropping off it's not really a come and stay situation um so it is mainly drop off and yeah what kind of dancing oh dancing um ballet tap hip hop jazz and modern how about the hustle I mean we can make it happen I I want to know the hustle it's not that late yeah it's not that hard do we need aarian for the hustle what's that do we need aarian for the hustle it's not an illegal dance I don't think so but if you would like to make so okay so Emily is before us this evening because she obviously is bringing in a dance studio including the hustle U which is not a permitted use in the shop our Zone not a lot of hustle in the shopping center the BD Zone Visions more for sales versus uh the Arts that are being offered here so obviously there's a use variance required it's a relatively simple and we had spoken we went through the simple proof that has to be on the record the positive and negative criteria U Miss Kimble went through the fact that the parking sounds that was my number one concerned was the parking uh they're tucked in that corner you are like two or three or Corner yep so that always gets a concern as you merge to that corner that shopping center having gone there for many many years um plenty of parking out there they're just a little further from the corner as we know U so really the burden on Miss Kimble to prove to us that it's a good thing it's a good fit for the neighborhood there's no negative impact on the neighbor neighbors well we know what the neighbors are it's BJs and the iron skillet and you know those type of uses so it's not really a residential um I don't see that being a negative impact uh would you have a negative impact on any of the neighbors that are in that property no um I've actually met a lot of the neighbors they've all been very excited um have offered their own help with it however we could with like advertising leaving like flyers out and things like that they've been really nice um could could you explain some positives that you bring yeah absolutely um again in my experience in dance studios um the girls normally see it as a home away from home so when they are it's it's been um they basically once they are there and if they have a break they have been known to go and patronize the other businesses around um they've also their parents as well once they drop off have been known to go and patronize other buildings in other shopping centers where I have taught previously um and also you know any opportunity for Arts education and getting kids out of the home where they could just be on screens quite frankly and having them be have somewhere to go where they're you know active and expressing themsel I always think is an extremely positive thing Emily do you have already like an established business somewhere else and you're just moving this is my first yeah this is my first business well congratulations it's exciting um honestly I found a location and I really liked it I grew up in moristown so I'm very because I saw the your address now yes yeah I grew up in mortown um I've also been teaching ing in Mount Laurel for the past 12 years so also a big draw was keeping the kids that I have already had relationships with keeping them close by CU could you give me your hours again uh 4:30 to 9:30 on Monday through Thursday 4:30 to 6:30 on Fridays Monday to Thursdays yes Monday to Thursday how about Friday Fridays 4:30 to 6:30 4:30 to 6 6:30 okay and Saturday 9:30 to 3 Saturday yep okay were there all age groups there yes because you know the hosle is going to be started the whole thing aren't there a couple other non sales business in there like there's a yoga studio in there fit in studio and a chiropractor service in there kind of fit in it's already fitting in with the and it's flowing nice no problem so I wanted to point out that while it's not an approved use in the BD Zone we also have something called excluded uses so they're things that they would frown upon the board even given an exception to and a dance studio or a dance lab as we call it is not one of those excluded uses so we've heard the positive we've heard the negative the negative that the applicant probably can't go through is the the impact on the zoning or the master plan and as John just had mentioned we already have service type uh businesses in that Center and it seems to be working well it's still an active Center there's I don't see any issues a couple spaces that are open and look what happens we have a a unique opportunity to come in so I think based on what I have seen and I've spoken with the applicant that she meets the proofs of the positive and negative criteria Emily you mentioned that you thought you would have 15 students m uh do you see yourself growing beyond that I here's hoping well maybe you should mention that so that that is part of the resolution yes I definitely would love to grow bigger than 15 so maybe 30 students 30 is a lot but like 20 it's a 1200 square foot space 30 it'd be tough but so give me a number 20 would be wonderful okay so we we'll use the number 20 20 would be great okay with five employees you yes okay any other questions from the board would you be having recital absolutely yes um I have previously been the director and choreographer of the nut my own Nutcracker production for the past nine years at previous Studios so I do plan on continuing that tradition um as well as recital as well as other um ballets that is also not really a thing that's done around here anymore so I'm very excited to get that started thatr um well nutcrackers every Christmas um the my other ballet would probably be Springtime and then recitals are always in June okay thank you anyone else okay I'm going to open the public portion of the meeting which I will summarize as quickly as I can first one was for Greg and Renee Buck at uh 410 Martin Avenue they are seeking a variance uh for a front porch addition um with a roof Ro uh and they were going to have a setback let they were going to have it with a flat roof and then they would decide whether they like that or not and if they wanted to put an angled roof on they would have that later the uh variance was for front setback of 31 feet and the requirements 35 feet uh during the public portion of the hearing the board heard from Scott Malloy who said the Bucks are good neighbors and he's in support of the application so the board uh granted approval of the front porch as designed eligible voters eligible voters sodnik Valentino Mortimer R Zara and G do we have a motion make a kiny 30 Spruce Avenue he filed an application for approval of a pre-existing duplex he was represented uh by [Music] Ellen um and he provided proof that he purchased the property in 1993 as a duplex and it has always been a duplex since then the board was satisfied with those proofs and granted a certification of pre-existing duplex status eligible voters zadnik Valentino Mortimer Grady zarga and approved jman G approved next one is for Emirate 73 realy this is a property at 2817 routs 73 South it's been vacant for approximately 10 years they are seeking to occupy the building as a storage facility and they were're going to add uh another floor to it make it a two a twostory addition to create a three-story self-service storage building uh there were a lot of uh engineering issues on this one um and setback requirements they had a side yard setback a fence height and a buffer zone variance uh they submitted architectural elevations uh the they had a testimony from uh Jim Miller as the planner who uh gave the planning reasons why this would be a good fit to occupy this space uh the our board Engineers submitted a letter dated October 1 uh reciting the submission requirements and the zoning requirements uh the proofs required and the uh there were comments regarding the design and the approval process the board was satisfied with the proofs that were submitted there were no questions or objections during the public portion and the board was eager to have this building rehabilitated and occupied again the board ended up granting a use variance and the bulk variances that they requested uh that included the submission waivers and they approved the preliminary and final site plan approval subject to compliance with recommendations of the zoning board engineer as contained in his letter dated October 1 2024 the eligible voters are Valentino R zarnik Zerega Mortimer and gate there a motion make a motion to approve k r makes the motion seconded by I'll second bills are roll call please Bill JGA approved Joan MIM approved John jard approved G approved chman G approved one more this is for stone core use Varian which uh was disapproved uh Stone core has been operating a business at 1,000 East Park Avenue uh for approximately 60 years and they were seeking to expand the building uh with a wehouse addition to the front uh it required a use variance because that's not a permitted use in the zone anymore uh they required front set back side yard uh front yard setbacks from Park Avenue and Pine Street and from Loop Road and they were exceeding the maximum of perious coverage by 2% there was significant testimony from representatives of stone Corp about their operations and why they needed a warehouse [Applause] um the significant testimony was from the public was uh from Scott Malloy who lives across the street he moved there in 1996 and at that time there was a residential dwelling across Park Avenue uh Stone cor simps that time knocked it down and now they're seeking to expand where the residential dwelling used to be he recited his concerns about uh increased truck traffic and uh the new building would not have air conditioning it would have roof mounted ventilation which would be running constantly and this would be a sign significant negative impact to the residential neighbors uh along Park um the board felt that this was sufficient uh reason to find that this expansion was not compatible with with the residential neighborhood and that a use variant should not be granted uh therefore the board denied the application uh and the bulk variances in site plan were not voted on because the use Varian was the not the there was a motion to approve the use variance it got four yes votes and two no votes so the two no votes are the ones who will vote on a this resolution and that is surga and Mortimer is there a motion I'll make a motion motion Joanne mmer second it by I'll second Bill Zera roll call please bill zga approved Jo Mortimer approved John jardy no two V Winning Side votes I did speak with their attorney and he said they may be coming back with a new design yes I've spoken with their professionals same okay and they're going add pardon me they said that they would address the concerns Robert when they come back or if they come back how significant does the new design have to be so that it's not just a nuisance to the resident well that's that's in the board's judgment but I think that one of the major issues was noise and the ventilation system being on top of the roof so I think if they satisfy that or in some way that that's a significant design change that you should consider significant enough so the board can hear the application yes okay okay we have minutes and then I have have one uh announcement uh October minutes is there a motion to approve made by Mr G seconded by Mr zerik all in favor signify by saying I I those oppose eyes have it okay uh our December meeting normally is Whittle down at least I ask for to do that so that we can get out and go to gabas for a holiday get together but we have public service coming in and that could be a quick uh application maybe an hour or it could be long because they tell us that there are groups that follow them to protest whatever they're doing so we could get into the same thing as we had last meeting therefore we are not going to plan uh a Wednesday zoning board get together at carabis normally during the meeting time the 18th is the meeting that follows or the Wednesday that follows that so I'm asking everyone to look at their calendars not necessarily tonight but to see if they can carve out some time and when we show up on the 11th or even before you can let me know and if we get enough that can make it then we're going to do the Christmas party on the 18th I have a conflict I have BC a meeting don't change it on my account can you come later sure okay because it goes on for a while you could be The designator Driver us he's he's going to be teaching hle classes oh yeah okay so those of you who may have a conflict uh it does go on for some time um you're I would love to have you there so even if you come late please do okay in that it's quite early uh we'll have a once a around which is for the good of the order and I'm going to start midterm because I normally pick on Fred or who's ever on the end
