special exception for site plan approval to permit a self- meaning warehouse storage facility permit on property identified under folio number 25-30 31-- 064 AKA 10750 Northwest 14 Terrace providing for findings for f a fact providing for cability providing for codification providing for an effective date mayor Diaz thank you Mr President I think uh before we had a little um discussion or no for the record if you want I can go ahead and elaborate on that but since there's nobody to come to speak sir okay all right so with that said and done um we have two items that are before you Mr zoning items and I think that uh both items have been presented in a proper way I'll have uh George uh stand up and proceed at this point GE Vera which is our Shing uh uh director within the building uh department so at this point uh I think we could be pretty brief I think everything's pretty much been already stated it walk through unless somebody needs to make uh a living by having to come up and do something and anding their opinion but it's up to the Commissioners what they want to hear what they want to see so George you want to lead us off for the first item please yeah no go ahead go fully air conditioned it's a brand new facility that's going to be located at a 14th uh Terrace and just uh between 108 and 107th Avenue um this new facility state-ofthe-art it will meet all the it meets all the requirements of the code and um the the applicant has a representative here uh staff favors as this recommendation fully and it's yeah true chair um I I believe that they were here last time and there can do they have the the the project what it looks like I'll let them come please nice that's perfect thank you good evening for the record Miriam solar with office at 701 Brickle Avenue um we represent the property owner 701 office building this is the rendering of what it would look like and this is a site plan um as well it's also in your pockets if you have any questions happy to answer them yes um are you guys going to storage any um gas uh like uh boats RVs or anything like that so one of these specific conditions of approval as recommended by staff is that there be Bill Riley with office is located at 16343 Southwest 256 Street uh in the city of Miami um Mr Mayor um Mr President uh thank you for having us tonight uh it's a real pleasure we've been working on this project for many years years to perfect it before it came before you today to answer your specific question Mr Mayor um unfortunately we don't have a rendition of a plan uh to present to you today it's in your packet the reason we don't have a rendition is because every request we have uh is interior with regard to the hotel no from exterior nothing would change with regard to the paddle ball court it's not sexy it's not something that we have a a p a colorized picture of but it's in your your packet it's a layout so may Sergio can approach you and and show you some conceptual pictures but as you can imagine uh on any open air uh type of Court facility that's what it is it's it's it's a layout of actual just the paddle ball quarts themselves and paddle ball for my understanding is something for people that are getting older like myself who's about ready to turn 50 and and it's no longer their hips are no longer good enough to play tennis so we're going to play paddle ball um but I think it'll be something that will be beneficial for uh the community at large something that everybody can come and participate in um and enjoy the nice weather that we are experiencing uh this week um and uh and to with that uh Mr Mayor I just wanted to answer that question for you as I mentioned at the beginning of my statements we've been working on this for many many years we want to thank your planning director Mr Vera uh he's been uh very gracious with his time uh to work through all the issues associated with all three of these properties and to make sure that the plan that came before you uh was perfected and really made us earn the recommendation that we got uh for approval before coming here with that said I know uh the mayor said uh it's probably better to keep it short um because everybody understands what this project is I'm prepared to do a full presentation or I can answer questions whatever Mr President you would prefer me to do you have someone through the chair go ahead maros thank you sir uh Mr President if I can request um the image that was just shown just so we can be transparent uh give it to the clerk for full transparency I was going to say that because I know the mayor is jumping out of his chair he's going to say it any second now um sir how you doing Mr Riley good good Mr Vice President thank you uh so I have a question so so it's three folios yes sir the original site of newvo Suites nothing there is changing correct it's all going to be internal got it yes sir the site that's going to be Northwest of that the larger folio that's the Athletic Facility that you're referring to yes sir and then the site that is just North of nille Suites what are you doing with that small site it's exactly what it is today it's going to be surface parking uh to provide for supplemental parking uh for hotel and you for the existing folio of that small site uh you guys are still subleasing that land I don't that I I have the principal here are we subleasing the service parking lot across the street from from the hotel no we have could could you please Mr President why don't you come up here for the record please State his name for the record you have to come up here for the record State your state your name and your address so it's on the record my name is Chen nid um address 1750 Northwest 107 Avenue explain to them what the vice president asked about is it sued so there is it's it's Doral lot one have some common ownership together with seven with 1sp and Kia and basically there is unity of title already in place filed right I think we filed it already yeah so you so you through your entities you own both correct Lots corre you're not subing it as some third party no third party it's belong only to the to the parking belong to the hotel I think that's what the vice president was asking yeah yeah yeah I won't ask any further questions thank you that I you go ahead uh yes I have a question are you guys selling any liquor hard liquor or anything like that um we have a cafe do we serve hard liquor at the at the hotel no no I'm talking about this facility oh at the Athletic Facility we're not requesting any food or anything like that too it's a good idea but we haven't proposed it maybe we should think about it but it's not part of our application no sir okay you guys have have you guys did any study on the parking on that area we did we did so we had a parking study that was presented uh to your professional staff it was prepared by um just make sure I have the right name it was prepared by kbp Consulting and it was a parking statement a full analysis was filed with the city and what it came back as is the conclusion was the traffic impacts associated with a proposed hotel for the multif family housing conversion and for the Athletic Facility is expected to have less than an impact on the all lodging facility that's currently at the property because what we're ultimately doing uh Mr commissioner is we're taking 148 uh Hotel units which are very transient creates a lot of traffic in and out with those vendors and making them homes uh for people that live in now during peak hours when people leave to go to work and come back that's when the heavy traffic is flown but 184 units that are going to be dedicated to residential housing won't have the transient impact it's all day in and out uh from hotel guests that you experience gotcha thank you I want like to move hold on before you move I just want to get some clarity on this uh following up with commissioner banoa was uh getting into on the third lot yes what is the type of vehicles that you're going to be parking there on okay so the property that's on the third lot that one that's red across from the hotel it's only going to be for hotels for hotel guests so Val operated uh but there's not going to be any commercial storage I I wanted to have that Clarity because one thing is that you have valet parking or you have I know you need more parking in the area uh whatever you decide to do that's I just wanted to make sure it was Hotel parking for the vehicles of the hotel yes Mr Mayor or or whatever business within I want it to be clear on that yes as we move forward because that's the part that I I I can confirm that for the record yes sir right thank you chair did did this
