where Clyde Hendrick land is on the map up here it's the big chunk of land in this west of the school I know a lot of you are familiar with him I met with him two weeks ago Larry took me there to meet with him and he's very cordial and he's interested in selling the land for development right now in Planning and Zoning we're look working on a minor subdivision to split his land so his home will be split from the rest of the land uh housing is always an issue in Zoda as it is many places uh so one of the topics that we've looked at is this I'm going to use Rochester example if you've ever seen these homes these are they're called slab on grade homes and so they're just there's no basement and you can see I there's a picture there I took a picture of it from Google Earth the homes you know I during my fire the only reason I know about this place is during our fire we lived over in the uh town homes on this side this is on the north side of Rochester by hestad Medical Center by Gage Elementary Northwest this far Northwest almost as you go in Rochester and they have like I said they're about like for example this one is 1300 Square ft in the back is an alley they have a two-car garage two two bedroom two bath some of them are much bigger uh but most of them look just like that it's going down coming back you can fit quite a few homes in it what I thought was interesting as far as price goes this may not be the best time economics to talk about but like for example one of those in Raj is about $384,000 which is a pretty serious chunk of month would you have guessed that uh that seems really high yeah that's what I thought too but like the ladies in the office guess they're not fun to guess guessed it right away but this land in zro it may be I mentioned this to Bigalow go take a look that it may be something rather than just put an apartment building in putting looking at possible you know smaller home not not tiny homes but smaller homes is land driving the cost up or is building material still driving the cost up both why what why the building cost come down some but not when they skyrocketed preco or during Co yeah but they I mean they came down during it they're still up but they're better than what they were for what reason because they can okay so I have a question on zro Avenue Park Avenue that's what's there right town homes in the middle or Twin Homes or whatever and then those those are those are slab on grade all along that Tommy Frederick's has a slab on GD yeah but that's a double double right but the ones on the in the middle yes and the ones along zro Avenue those are just LA on gr single family homes aren't they can I ask the question you are that back up to that frontage road to the state yeah they are yeah they're all TN homes except on this side over here can I ask question why are you slab on grade why no basement oh I just as a possibility okay so you could have basements right yeah you can't well we've we've built habitat Builds on it all the time we get usually lots that other people don't want we usually put in basements but and we're smaller homes would you do a pdu plan or a PUD plan unit development course so then the setbacks wouldn't be so much so you can get more homes right yeah if fact if it comes to that we could because this is currently I believe it's R to residential but yeah you can Le but Katie Ho's house has a basement right well a SPL it's a split so yeah yeah does walk out no but I think part of it underneath the ground two lanes of or that's going to be tight that would be tight I think it would be one lane going down and then one back out yeah from the so it maybe come down and then at the bottom of the the lot would be a culde-sac without houses maybe to go around just to go back out that's something that just the location of it for the city is very good so so off of H Jefferson so it's the question that the ed8 the city buys this because he's had this for sale for like 20 years right I don't no the ed8 wouldn't buy it okay just want to make sure where we're going and so in the future if you know a contractor comes in and says is there something that we could do now you have an idea of what they're looking at must be the middle yeah yeah I think that's need that would be didn't they just do a whole development like that in wasn't that one in Minneapolis or St Paul that they did a habitat Community like right but I mean same idea of where you know habitat had this many Lots they could just so what's what's the price I have not asked his price when I spoke to him I didn't want to ask his price at the time I will find out the price I I mean I'm just curious yeah not we're not buying you some some basic information for for example a lot of our homes are raising at about 280 or 290 anything from 270 to 290 right now um they're usually four bedroomroom two bath um and we our construction costs without the lot or a lot of times about 210 so you know we sell the homes at a praise value but then we structure the mortgage so the people can afford it so we could get some affordable Workforce housing built there if you're interested so yeah it's all you got to find somebody to buy the land and wants to develop it though that's the kicker that would be a that some arrangement habitat would be interesting does habitat do development of actual bare land too versus we're going to do our first one in Redwing uh CL contact information because that's what he was saying I'm interested in development I just just call me and I got I got his number and stuff I'll email to you tomorrow right that'd be a very word to start that's worth talking about you never know where it leads yeah more more advantageous for that type of development than a developer to come in and say yeah I can't I I can't even turn a profit and put six houses on there but we might be able to do you know something with 12 houses that more affordable income and you have the tie to the uh Workforce housing um dollars available for that type of project as well and that's definitely would be I think worth it when you're what three blocks from the school a great spot yeah not far was right like call her that I said call her Rachel Dr fre she a doctor how did she respond to doctor for she did she's thank you Kurt for calling me that nobody in this town says respecting so I have free vet clinic no okay uh do the as you know the vet clinic is looking to expand or slash move and they want to stay in Z Broda and we want to keep him in zro so she spoke I called her because I told her to go look at the land that we have the Eda land uh 525 22nd Street it's the large chunk of land right by Midwest Livestock it's about three acres it's flat there's water sewer out there their situation with water sewer is going to be unique because their sewer system they have a holding tank we had a meeting with her I think I spoke about this and I didn't know that these types of vet clinics have holding tanks for the poop uh which which that was an eye opener for me which is good for all of us um but she is meeting with her fellow vets and they're going to look at that land and the other chunk of land you can see on your packet is the Webster and Sun Land on North Main Street next to Walnut Street Walnut Street is not finished um but this may possibly be a project to kind of kick that in gear they would have to run Water and Sewer out there uh as an Eda we want to keep that business in zambro and offer them incentives as we can whether it be a tax abatement maybe the city will help out a little bit with the water and sewer or something when once she comes back to me with what they're looking at or what if they find land I think we should really dive in to help them out which I I know we will so those are the two chunks of land there is another yo that Webster is it just that one parcel is it all three of those it's actually there's that one on thewest yeah it's considered one parcel are you familiar with the Gary Stiller land if I say that do you know is that landlock on yeah that was another possibility move to the other all right so we're going on 52 here this chunk of land right there Gary's very interested in selling the problem is there's no water sewer out there yet that water looping is coming through and provide that and like you said it's landlock that would be another possibility as well for them too and they're a large animal that right that's what we got trailers yeah consider trailers and so on that's why I kind of thought this land down here would be good because it's you know it's got It's a nice road is visibility important to them no because they came to us well they came to us about still I I don't I don't know if I can answer that but we where they are now is they're not really visible inside Central that's part of the problem so once again like I said these two are examples of keep them on our back burners but we said hey he just touched Bay said hey we just got a noce from the state saying it's going to probably be late September because there was so many applications okay and then Part B article from
