Furthermore, the commissioners scrutinized the issue of alcohol separation requirements for the existing facility on the property.

They raised questions concerning the broader implications of the rezoning for the downtown area, particularly in terms of housing and commercial development. Another concern was the lack of a replacement proposal for affordable housing, which is a requirement under Florida statute if the redevelopment plan eliminates affordable housing. The adjoining property owner expressed apprehensions about the development aligning with the comprehensive plan and the possibility of a new developer constructing a three-story bar without needing approval from the Planning Commission or council.
Despite these concerns, the Planning Commission approved the rezoning request, after the property owner clarified their intentions to establish a higher-end coastal restaurant and reassured the commissioners about adequate parking and the nature of the businesses included in the development plan.
Furthermore, the meeting touched upon the Comprehensive Plan for 2050, with updates proposed to the plan being approved by the Planning Commission. The Planning and Development Department presented the changes, which included a shift from goals to strategies, updates to elements such as future land use, transportation, and housing, the addition of a historic preservation element, and a new definition section. These updates were the product of extensive workshops and input from stakeholders. The commission noted plans for additional workshops to further refine the Land Development Code (LDC) and to share recommendations with the boards and the community.
