However, after a detailed presentation from the applicant, which included a reduction in the building height and an agreement to provide a 50ft building setback, the board engaged in a thorough discussion. The applicant, representing the Huber Group, argued the necessity of the self-storage facility for the community by underscoring the area’s changing needs and the market’s underserved nature for their product. The debate touched upon the potential traffic impacts, the overall benefit to the community, and the possibility of infill redevelopment.
Despite initial reservations from some members, the board was persuaded by the applicant’s presentation and the testimony in favor of the project. A motion was made to recommend approval of the requested land use amendment and rezoning, with the condition that the buffer issue be resolved based on the applicant’s statements. The motion was seconded and approved, allowing the project to move forward.
In another significant agenda item, the board moved to recommend the adoption of a rezone for approximately 78 acres located on the west side of West State Road 426 from A1 agriculture to C3 General commercial and wholesale. The property, currently developed as a single-family residence, is slated for commercial development. The staff recommended the rezone, citing consistency with the comprehensive plan and compatibility with the surrounding area. Support for the project was also voiced by a member of the audience.
The meeting also dealt with procedural matters regarding future meeting schedules, particularly the proximity of July and September meeting dates to holidays. A motion to move the July meeting to a later date was approved to avoid conflict with the holiday, while the September meeting date remained unchanged despite its closeness to Labor Day.
The board requested further details from the applicant on the proposed development plan, particularly concerning the landscape buffer. The applicant showed willingness to work with the board’s recommendations and to consider the relocation of a retention pond to provide the necessary buffer area.
