At a recent Revere License Commission meeting, a property dispute involving alleged trespassing and interference with business operations emerged as an issue. A property owner presented evidence of challenges faced due to a neighboring business’s vehicles parking on their lot, which hindered the ability to sell cars and secure the lot. The neighboring business, also represented by an attorney, contested these claims and showed a willingness to resolve the issue. In response, the Commission suggested a 90-day review period to assess progress and operational plans.
The Revere License Commission’s recent meeting was marked by a complex property dispute between a local auto sales lot and a neighboring business. The property owner cited significant frustration over alleged trespassing by the neighbor, which purportedly affected the ability to conduct business effectively. Presenting an affidavit and photographic evidence, the owner’s attorney highlighted the challenges faced, including the hindrance of customer access and the inability to install a fence to demarcate the property. These issues were brought to the Commission’s attention as they had the potential to lead to litigation and impact the property owner’s class 2 license.
The property dispute commanded the Commission’s focus as they explored the history of the lot’s operations and the property line reconciliation attempts. The property owner detailed interference by the neighbor’s vehicles, which obstructed potential customers, and mentioned previous attempts to resolve the issue amicably, including talks of purchasing the property.
The neighboring business, represented by their attorney, expressed their frustrations, detailing their efforts to reach an agreement, including spending on surveys and attempts at communication, which reportedly remained unanswered by the property owner. They disputed the owner’s interference claims, presenting video evidence to assert that the lot was mostly unoccupied.
Given the complexities of the situation and the importance of compliance with license requirements, the Commission proposed a 90-day period for the property owner to operationalize their plan for selling vehicles and to engage in further negotiations with the neighbor. This plan included a review to ensure that the property owner would meet the conditions of their license.
Aside from the property dispute, the Commission oversaw various licensing matters. Royal Food Enterprises Inc. sought to change their DBA from Saine Bakery and Cafe to Crown Fried Chicken and Pizza. Ralph Theo, representing the Blessed Mother of the Morningstar Parish at St. Mary’s Church, secured a one-day license for a soup dinner dance. The City of Revere’s third annual R Beach Pride event, managed by Steve Morbido, also received approval for a one-day entertainment license.
In addition, Alexander Herrera of H&R Partners Inc DBA Volo’s Table and Bar was granted permission to alter the premises for outdoor seating accommodating 15 people, with a request to close the seating at midnight. Ian Galloway’s application to become the new manager of R Hotel Realty LLC DBA Avid Hotel Boston Logan Airport Revere was approved without concerns.
The Commission dealt with other applications, including a change of manager for Revere Lodge 1171 and a common victualler license for Chola Feed LLC, which planned to open a cafeteria serving Colombian coffee and baked goods. The Revere Chamber of Commerce’s executive director voiced support for Chola Feed’s application. Additionally, a one-day mobile food vendor license was approved for the Boston Wounded Vet Run, conditional on the required inspections.
The meeting also noted the absence of Seize the Day Restaurant, which had applied to amend its entertainment license. This application was tabled due to their non-appearance. A hearing into the status of Noah Auto Body Repair and Sales Inc involved an apology from the manager for missing a prior hearing.
The Commission addressed communications from the Massachusetts Alcoholic Beverage Control Commission regarding license transfers, outdoor table service, and management changes for local establishments.
