In a recent meeting of the Seminole Board of Adjustment, multiple variance requests were approved that will impact property developments across various districts. Among the approved requests were changes to residential property structures, including setback adjustments for home additions and accessory structures, as well as the construction of a guard house, pools, and fences.
A notable request involved the enlargement of a previously approved guard house in the A1 agricultural District. The applicant, Jason Turner, sought to increase the accessory structure from 385 square feet to 785 square feet by adding an attached carport. This came after a prior approval for a front yard setback variance from 100 feet to 10 feet. The board moved forward with approving this expansion without much discussion.
Similarly, Daniel Grafton’s request for a rear yard setback variance to accommodate a covered porch and game room with a kitchenette area in the R1 single-family dwelling district received board approval. Grafton’s confirmation of support from neighbors seemed to streamline the process.
Chad Hulley’s proposal for a rear yard setback variance for a pool screen enclosure in the PD plan development District in Buckingham Estates Phase 2 also met with board approval. The plan involved a 2.5-foot encroachment into the rear yard setback, but no issues were raised, especially given that the rear of the property abuts a retention open space easement and had HOA approval.
The board also agreed to a side East setback variance for a garage addition in the Bell Vista subdivision, as presented by applicant Joseph Anino. The addition would encroach 1 foot into the required side East setback. Anino confirmed that both neighbors supported the addition, and the homeowner’s association had approved the construction.
A request for a side yard South setback variance for a detached carport in the Springs Valley Chase subdivision was approved even though the applicant was not present. The carport would encroach 3 feet into the required setback. However, letters of support from adjacent neighbors were provided.
The board addressed a privacy fence issue in the Woodrest unit 5 subdivision, where the existing fence was found to be located at 0 feet instead of the approved 2-foot side street West setback. Traffic engineering raised no objections concerning site visibility, and the board approved the variance request despite the applicant’s absence and a gentleman speaking on her behalf without proper authorization.
Other requests included a rear yard setback variance for an addition in the R1AA single-family dwelling district, which was approved to accommodate a handicapped individual, and a covered patio addition in the Raymond Oaks subdivision. Francesca Toro, the applicant, confirmed staff-provided information, and no objections came from the audience.
Additionally, a variance for a rear yard setback for a screen room addition in the Chase Grove subdivision was approved. Brian Dorian, representing the applicant, cited the angular lots in the cul-de-sac as the reason for the variance.
Darren Price requested a rear yard setback reduction and a North Side yard setback reduction for a shed in the R1 zoning District, explaining the shed’s location was determined by the placement of a septic tank and drain field. The board approved the request without objections.
The discussion also included a permit application, with a member expressing concern about potential negligence. However, the board proceeded to approve a variance request for a larger garage in the Trailwood estate subdivision and another for a lot size reduction and width at the building line reduction for a single-family residence on North Jungle Road.
Requests for side yard setback reductions for property additions in the Oakland Shore subdivision and on Lake Markham Road were granted. These were for a bedroom and bathroom addition and the construction of decorative pillars and a sliding gate, respectively.
Lastly, the board approved Richard Liber’s request for a rear yard setback reduction for a swimming pool in the Branon Cove subdivision, which aimed to ensure a safe distance between the pool and support pillars.
