Mano addressed the board’s concerns about specific aspects of the construction, including the screening of the AC pad, the removal of trees, and the replacement of the sidewalk.
During the discussion, the board focused on the justification of the C1 and C2 variances presented by the engineer. The C1 variance pertained to the hardship caused by the undersized lot, while the C2 variance related to the balancing of benefits and detriments to the community. The board’s attorney raised the necessity for legal proof to justify the building coverage variance, which led to an in-depth debate among the members. After deliberation, the board agreed to approve the application on the condition that the building coverage was amended to comply with the 20% requirement.
The meeting also considered the application 24-zb-18b by Ral Roso, who proposed the installation of a vinyl fence in his backyard. Roso complied with the board’s request to position the fence 10 feet off the property line. Following a brief discussion and the absence of public commentary, the board approved Roso’s fence installation application.
Another applicant, Mustafa Chala, presented his plan to add a story to an existing dwelling and construct a two-car garage. The board examined the substantial nature of the variance request and suggested alterations to the garage’s scale and the adjacent side yard. Following the board’s recommendations, Chala’s application was amended and subsequently approved, allowing him to proceed with his renovation plans.
Further discussions included the merits of extending and replacing sidewalks in front of the new construction. The board engaged in a dialogue about the necessity and logistics of sidewalk improvements, with some members expressing confusion about the inconsistencies in the sidewalk plan. Despite this, the board managed to navigate through the complexities of the discussion and reached a consensus.
The meeting also addressed changes to the upcoming agenda, noting the postponement of HC Enterprises management’s hearing to June 13, 2024, and Facefield LLP’s hearing to June 27, 2024. These announcements were made prior to delving into the individual zoning applications.
