During the deliberation, the board members expressed support for the design and approved the application, including the waivers for the frontage standards. However, a variance request for the required rear setback was not granted and will be continued to the next month’s meeting for further consideration. Concerns were raised about the accommodation of scooters in the gated parking area and the potential issues with weight sensors at the entrance and exit gates, which will need to be addressed by the applicant.
In addition to this key development, the board reviewed and unanimously approved the addition of two one-story accessory structures to a single-family home on Allison Road. The applicant, Nicholas Rodriguez, alongside architects Sarah Mellon Branch and Simone Stark, presented the proposed guest house and pool cabana, which will feature green roofs with a combination of turf and planters. The board members praised the design and concept, noting that the scale of the structures was appropriate and in compliance with zoning requirements. A motion was passed with the condition that the applicant explores options for landscape or textured stucco to soften the stark wall in front of the property.
Another agenda item involved the construction of a new two-story house on East Toledo Drive. The applicant and architect from Practice Architecture provided revised plans, which included changes such as lightening the facade colors, adding wood siding, and reducing the rooftop element. The board had previously raised issues about the facade colors and screening, but the applicant defended their design choices. After a discussion, with no public comments being made, the board approved the application, recognizing the tropical design concept and the projected depth in the facade.
The board also discussed a landscape plan for an already approved construction project at 1100 5th Street. The applicant’s attorney, Paul Savage, and landscape architect, Justine Valz, presented the vision for the site, which included Brazilian beauty leaf trees to frame the entrance and additional shade-providing trees. The widened sidewalks were highlighted as an enhancement to the public realm. The board members did not exhibit any disagreement with this proposal.
Furthermore, the board addressed an application for exterior design modifications to the parking garage of an existing building on South Point Drive. The applicant outlined the need for better pedestrian access to the garage and proposed the construction of stairs and an elevator. The members discussed the design, materials, and landscaping enhancements in detail. After the public comments section, which revealed no objections, the board members voiced their support for the project, acknowledging the improvements to the building’s functionality and accessibility.
Lastly, the board granted approval for a lot split on a property, with no variances being requested. This procedural item garnered unanimous support from the board members.
