Discussion on the special permit requirement for home occupations revealed that the permit was for a mixed-use building rather than specifically for home occupations. Board members inquired about the office locations within the building and its impact on flood-prone areas. Town staff offered support for the project, emphasizing the need to ascertain the location of the non-residential space.
While there was a general sense of ease with the information presented, the members sought additional information and deliberation before reaching a decision.
The members also deliberated on whether the building met the requirement that at least 30% of the non-residential portion face the street and be situated on the first floor. They discussed the building’s design, which was deemed consistent with existing structures, and how it would complement the area. The proposal received support from the board, particularly for the developer’s responsible property management history and the inclusion of EV charging stations in the plans.
Moreover, the board approved the conditions outlined in the project application report, which addressed construction, landscaping, and stormwater management requirements. They voiced overall support for the project.
Additionally, the board discussed the approval of a special permit application for another project at the Amherst Office Park, touching upon several conditions such as the installation of EV charging stations and adherence to conservation commission orders. The meeting also covered future meeting schedules and the potential inclusion of a legal discussion on solar permitting by KP law in an upcoming session.
