The Songbird Vero Beach project, proposed by Channel Fl1 LLC and represented by Shuli B and Stoddard LLC, will occupy land on the north side of 45th Street, east of 58th Avenue. The zoning for the area is RM8, which permits medium-density residential use. The proposed density for the subdivision is 3.75 units per acre, well within the zoning limits.

The site plan includes a full access driveway on 45th Street and a road named Linda Terrace, which will circle the property. The subdivision will feature a vehicular storage area, a mail kiosk as required by the post office, and a large stormwater pond on the east side of the site. This pond will be interconnected with dry ponds and conveyance soils to manage stormwater efficiently.

The landscape plan mandates a 40-foot wide Type B buffer on both the south and north property lines. The south buffer is intended to shield the residential area from the industrial zone across 45th Street, while the north buffer separates the subdivision from less densely zoned areas. The project will also preserve 1.62 acres of upland and maintain many large trees along the perimeter.

The commission’s approval comes with several conditions. The final tree protection and mitigation plans, along with landscape buffers and street lighting, must be approved before the issuance of a Land Development Permit. Installation of sidewalks and other improvements must be completed before a Certificate of Completion is granted.

In other matters, the commission briefly discussed planning and attorney matters but had no updates. The meeting concluded with the announcement that a second meeting in August might not be necessary, depending on upcoming developments.
