The board also deliberated on the installation of EV charging stations and related infrastructure. The plan included conduits for seven charging stations, though there was uncertainty about whether the chargers would be installed immediately or in a later phase. Questions about the condition of the parking area and the need for milling and overlay were addressed, with the client planning to seal most of the lot. An eco-friendly drainage inlet grate was also discussed to ensure compliance with environmental standards.
Another topic was the variance application for a private riding ring on Larger Crossroad. The applicant, Richard Zeli, proposed constructing a 200 by 130-foot riding ring on his 26-acre property. The board discussed the variance needed for coverage exceeding the permitted limit, as the proposed riding ring would cover 6.15% of the property, above the 5% cap set by current ordinances. Zeli emphasized that the riding facility would be for personal use and not a commercial training facility. The board scrutinized the potential impact on neighbors, the drainage plan, and waste management practices, ultimately granting the variance subject to standard conditions.
The discussion of signage at the gas station brought forward concerns about brightness and visibility. The proposal to install a digital sign with illumination in various colors was contentious, as it deviated from existing ordinances prohibiting such illumination. The board debated the need to adapt regulations to accommodate technological advancements while maintaining the area’s aesthetic integrity. Despite concerns, the board approved the variance with specific conditions regarding the LED lighting’s intensity and management.
Pedestrian safety was another key issue, particularly the need for crosswalks and sidewalks in the area. The board noted the limited control over certain aspects, such as the library area, which is owned by another entity. The importance of clear walkability and safety measures for pedestrians crossing Route 206 was emphasized, especially with anticipated increases in foot traffic from new developments.
