During the presentation, it was highlighted that the master plan plays a critical legal role in establishing zoning ordinances and maps.
In another discussion, the updated zoning map was presented. The new map, dated September 8, includes several enhancements to improve usability. Notably, it now features street names and clearer color coding, addressing previous frustrations expressed by residents regarding property identification. The map also labels water bodies, such as Lake Mohawk, to assist those unfamiliar with the area. The updated map employs GIS technology, allowing for integration with other township mapping efforts. This interactive feature aims to provide a more user-friendly experience for residents and facilitate better planning and development decisions.
The board acknowledged that while not all street names could be added to avoid clutter, the current version is much cleaner and easier to navigate. The updated zoning map will be available on the town website, initially labeled as a draft, to gather any final feedback before formal adoption.
The meeting also included a discussion on the PDRM (Planned Development Resource Management) zoning ordinance. The ordinance subcommittee had previously met to consider changes to the zoning regulations, focusing on ordinance 2221, which limits building sizes in certain zones and mandates impact tax statements for new developments. The board debated whether to apply similar limitations to the PDRM zones to ensure consistency across all zones.
During the public comment section, a member of the public expressed gratitude for the updated zoning map and provided context regarding the PDRM zone’s original purpose related to soil mining. Another individual, representing the landowner, mentioned that the area is still an active soil mine, which could influence the board’s considerations in updating the ordinance.
Additionally, updates from various subcommittees were presented, including a report on the minor site plan subcommittee’s recent meeting with an applicant. The subcommittee is awaiting modifications to the application, with two other applications in different stages of completion.
