Concerns about the property’s historical use as a gas station were raised, particularly regarding environmental issues. The presence of monitoring wells from its gas station days was noted, but it was clarified that the site had undergone some remedial work. This history informed the board’s cautious approach to approving the new use. The board sought clarification on potential environmental risks, with further groundwater sampling suggested to ensure no contamination remained.
The application included plans to convert paved areas back to green space and consolidate access points to one full movement driveway on Morganville Road. Additionally, the county’s recommendations were incorporated, such as prohibiting left turns both in and out of the driveway on Route 516, extending a sidewalk to a nearby bus stop, and installing stop signs and bars at both driveways.
A resident from Morganville Road voiced concerns about the visibility of outdoor equipment and the height of a proposed fence, which she feared might obstruct sightlines when exiting her property. To address these concerns, the applicant assured that some equipment, like compressors, would be stored inside a box trailer, thus not visible from outside. The board discussed the necessity and height of the fence, considering adjustments to avoid blocking the resident’s view.
The board also examined the implications of the proposed use, concluding that it would be low-intensity and less intrusive than other potential commercial uses, such as a convenience store. The application was ultimately approved, with commitments to provide a lighting plan that complies with township ordinances and addresses community concerns.
In another significant case, the board reviewed an application for a large home addition on Jasmine Road, presented by Michael and Julian Pacer. The proposed addition, intended to accommodate elderly family members, required variances for side yard setbacks.
