In addition to safety issues, the Housing Authority also focused on operational updates, including the decision to limit the distribution of new keys to two per unit upon project completion. This decision was linked to the broader security updates concerning door hardware.
Financial management was another key topic of the meeting. This increase eliminated the need to return funds to the state and reflected sound financial management. The board anticipated a 12% increase in the operating budget, which would likely impact the reserve percentage in upcoming months. The goal remained to judiciously manage funds to benefit resident services while avoiding surplus returns to the state.
The financial discussions also highlighted that rent collections were running 5% ahead of the budget, a positive trend based on last year’s figures. The current operating reserve stood at $159,000, considered favorable for Westport’s Housing Authority size.
In terms of resident services, a community health initiative was organized, with a flu clinic held on October 7. Siobhan Miller from the regional resident services collaborative and the town nurse, Linda, facilitated the clinic. Plans were made for follow-up services for those requiring additional assistance.
Further discussions under old business addressed resident concerns about maintenance issues, specifically the cleanliness of bathroom vents leading to the roof. Concerns were raised about accumulated debris and dust contributing to an unpleasant environment in hallways and apartments. These maintenance issues were acknowledged, and a commitment was made to coordinate with staff to address the cleaning needs.
The meeting included personal notes, such as the acknowledgment of a maintenance supervisor’s request for bereavement leave following the passing of his mother. The Housing Authority showed support by sending flowers to the funeral home and granting the requested time off.
