Concerns revolved around the reduction of buffer zones required between non-residential and residential uses, with the proposed plan offering only a 25-foot buffer instead of the mandated 50 feet. Discussions highlighted the site’s proximity to residential properties and the potential impact on community aesthetics and noise levels. The applicant’s team countered these concerns by emphasizing the intended use as lower intensity compared to other local operations, such as a truck repair service and a larger auto salvage facility.
The board debated the proposal’s alignment with the township’s master plan, which aims to balance economic development with residential and environmental protections. The lack of sidewalks and the warehouse’s front yard setback were also points of contention, as the design did not conform to zoning standards intended to promote pedestrian accessibility and visual appeal.
However, the motion failed to pass due to the lack of sufficient support.
In addition to the warehouse proposal, the board also addressed other applications, including a change of use for a salon in the Oldbridge Gateway Shopping Center. The application sought to convert a former restaurant space into a salon offering personal services. Concerns were raised about the salon’s operational hours and parking requirements, with assurances given that the salon would operate within the permitted use category without requiring additional variances.
Another point of discussion was a variance request by Interbel Automotive, seeking amendment to allow limited on-site display of vehicles necessary for a DMV license. The applicant emphasized that the business model did not involve traditional retail sales, focusing instead on dismantling vehicles for parts. The board considered the implications of such operations on local zoning and community standards, ultimately approving the variance with specific conditions to ensure compliance with DMV requirements.
