The Planning Agency’s approval of the Camp Valor project underscores its importance to the community, promising to provide enduring facilities for its programs while promoting local involvement. Daniel Soro, representing the project, highlighted the diligent collaboration over the past year with planning staff to refine the application, which promises to benefit the entire county.
Following the Camp Valor discussion, the meeting shifted focus to the Newfield project, a mixed-use development. The board reviewed modifications to the land development regulations, emphasizing minor adjustments and clarifications intended to facilitate the implementation of the comprehensive plan and form-based code. These modifications include changes in definitions and regulations, particularly concerning lot coverage for town homes and multifamily buildings, aligning with the urban character of Newfield while preserving substantial open land.
Peter Wden from the Growth Management Department presented the adjustments. The Newfield project, covering 3,400 acres, is set to reserve 70% as open space, with plans for 4,200 residential units, commercial spaces, and industrial areas. The proposed changes aim to enhance transparency and ensure community standards are met.
The conversation also touched on the introduction of accessory dwelling units and the inclusion of duplexes in the workplace district, supporting a mix of residential and non-residential uses.
During the meeting, Sharon McGinness, a member of the public, raised concerns about potential increases in population density due to accessory dwelling units in town homes. The board clarified that such units align with existing regulations.
Additionally, the meeting addressed technical aspects of the Newfield project, including amendments to the regulating plan, signage regulations, and the distribution of transic zones. These discussions focused on ensuring that the development aligns with the founder’s vision while allowing for necessary flexibility and growth.
