The design includes an easement agreement with an adjoining residential development to expand the queuing capacity from four to 22 vehicles.
The proposal also emphasized enhancements to pedestrian accessibility and stormwater management, with plans for new sidewalks and the installation of water quality units and a subsurface stormwater basin. However, the Boston Transportation Department raised concerns about the proposed parking configuration, recommending a reduction in parking spaces for better maneuverability. Despite these concerns, the board approved the redevelopment, moving forward with a focus on improving the current conditions and addressing community inputs.
Another high-profile case discussed was the plan for a mixed-use development on Chestnut Hill Avenue. The project, previously approved, returned to the board due to a missing zoning violation for building height in the refusal letter. The proposal involves a six-story building exceeding the area’s height limit, reaching approximately 67.5 feet where 35 feet is permitted. Although all other previously granted relief remained unchanged, the board approved the necessary variance for the height violation, allowing the project to advance.
The board also deliberated on a proposal concerning 99 Albano Street, which faced community opposition. The project involved constructing a five-bedroom single-family home on a newly subdivided lot, which many residents feared would disrupt neighborhood aesthetics and contribute to parking and density issues. Concerns were raised about the potential for the home to be converted into a two-family dwelling, despite assurances from the applicant’s representative that the design was compliant with zoning regulations. The applicant emphasized that revisions were made in response to community feedback, but the opposition remained strong, with numerous letters and petitions submitted against the proposal. The board engaged in a examination of the concerns.
In addition, the meeting covered various other cases, including a proposal for a one-story addition at the rear of a residential building, which gained approval after meeting building code requirements and completing the community process. The board also approved a request to renovate an existing roof deck for a condominium, emphasizing compliance with existing structures and safety codes.
