A companion rezoning request for the same West Kelly Park Road property involved reserving a non-residential tract and constructing a 12-foot-wide bicycle trail to integrate into a regional trail system. The site plan included 15% open space featuring a community pool and internal trails. Again, the issue of high school capacity was highlighted, with a noted deficiency persisting.
The Roseville Wolf Lake Ranch Phase Two project also saw a shift in its zoning from mixed-use to residential single-family large lot. This change aligns with surrounding properties and the proposed future land use designation. The community development staff supported this move, and the commission approved the zoning change without opposition.
Another discussion centered on a special exemption for an accessory dwelling unit (ADU) on East Orange Street. This ADU, within the mixed-use downtown zoning district, was proposed to be 500 square feet, matching the main structure’s design. A motion for approval was passed unanimously.
In addition, a request for a special exception to allow a gas station on Plymouth Sorrento Road was reviewed. While concerns about the lack of electric vehicle charging stations were noted, the commission clarified that the motion was solely to permit the gas station use, not its full plan. The special exception was approved without opposition.
The meeting also addressed a variance request for Mullenax Ford of Central Florida, seeking to exceed sign size and height limits. This involved converting existing signs to comply with new monument sign standards. The variance was approved unanimously, supporting the transition to compliant signage.
Throughout these discussions, the issue of high school capacity re-emerged, reflecting broader concerns about infrastructure readiness in light of new developments. Commissioners frequently engaged in dialogue about the implications of such capacity limitations on future planning.
