The board also discussed the technicalities of the proposed road within the subdivision, which raised additional concerns. A board member pointed out the lack of clarity in the grading plan, particularly regarding a two-and-a-half-foot fill and the absence of details on necessary regrading or retaining walls. These unresolved issues prompted the board to continue the matter for another two weeks, pending further clarification from the engineer.
As these discussions unfolded, the board emphasized the importance of ensuring all property owners were appropriately notified and involved, potentially revising their notification procedures to avoid future oversights. The board also committed to investigating state laws concerning notification periods to enhance the effectiveness of their communication strategy.
In another matter, the board considered the Chapter 61A right of first refusal for a property on Middlebar Road. Robert Nasser participated via Zoom to discuss removing a section of the cranberry bog from the 61A designation, which would shift its tax status to a commercial rate, potentially benefiting the town financially. The board deliberated on the town’s obligation to purchase the land should they choose to exercise the right, but the general consensus appeared to lean against such an acquisition.
Further discussions delved into the town’s master plan review process, with a deadline set for feedback to the master plan committee before the year’s end. The urgency was underscored by the impending holiday season, prompting the board to ensure timely feedback to finalize modifications.
The meeting also covered the topic of subdivision filing fees, which were noted to be lower than those in neighboring towns.
