Pompton Lakes Zoning Board Explores Master Plan Update Amid Project Delays and Challenges
- Meeting Overview:
The Pompton Lakes Zoning Board convened recently to address issues, including the complexities of updating the town’s master plan and ongoing challenges with local development projects. The board discussed the potential costs and logistics of a comprehensive master plan overhaul versus a reexamination, highlighting ongoing projects that face delays due to logistical and regulatory hurdles.
The necessity for an updated master plan featured prominently in the meeting, with board members expressing concerns over the potential for confusion arising from multiple reexaminations. One member underscored the complexity, noting, “we’ve got one reexamination that essentially changes the conditions of the master plan then we’re going to have re-examination number two which changes the conditions of re-examination number one.” These concerns were grounded in the financial implications of such updates, with cost estimates ranging from $25,000 to $150,000. The board considered deferring major decisions for a year.
Attention shifted to ongoing development projects within the town. The 61 AQ project, potentially comprising 17 to 21 units based on parking approvals, was a focal point. This development involves a complex arrangement, requiring “buying parking from the Housing Authority as long as the county approves that,” underscoring the need for coordination across multiple agencies. The Smith project on Washington remains in limbo, with a pending Redevelopment agreement yet to be finalized. Despite receiving initial approval, the project has faced delays as the developer seeks a larger footprint and parking solutions.
The CGM building’s construction is currently stalled due to issues with obtaining key materials, notably elevators. The developer is facing broader supply chain challenges, a trend affecting the construction industry at large. One board member remarked, “elevator seem to be a big one right now,” highlighting these pervasive difficulties. Similarly, the status of 735, a building near the Falls, was discussed, with engineering delays persisting for seven years due to unresolved verification requirements.
The board also revisited the topic of drive-through businesses, particularly a downtown Corridor structure with an existing drive-thru. It was clarified that this establishment had been “grandfathered” in, maintaining its operational status despite recent regulations prohibiting such businesses in the area.
The meeting then addressed the need for additional oversight and membership for the master plan committee. A call was made for volunteers to join the existing two members, emphasizing the importance of expanding the committee’s capacity to effectively manage the planning process. In a lighter moment, discussions arose about the community’s misunderstanding of a new park, which had turned into an unauthorized parking area, prompting the installation of fencing to address the issue.
Recognition was given to longtime board member Andy, who will be honored at an upcoming council meeting for his extensive service, including his tenure as board president for the school. The board also considered formal recognition for another member, Rich.
