Lakeville Planning Commission Denies Midwest ENT’s Request for Signage Variance

A commissioner expressed sympathy for Midwest ENT’s situation but stressed the importance of maintaining a standard that serves the broader community. The planning staff explained that the ordinance allows multiple signs for multi-tenant buildings only if each tenant has an exclusive entrance, a condition not met by Midwest ENT’s current design. Despite Midwest ENT’s efforts to argue that their clinic’s layout warranted separate signage, the commission concluded that the building’s design suggested shared space, making the variance request untenable.
Ultimately, a motion was made to deny Midwest ENT’s variance request. The motion was seconded and passed unanimously, with the chairperson encouraging Midwest ENT to work with city staff on potential solutions in future ordinance updates.
In another key agenda item, the commission recommended approval of the Antlers Ridge second edition preliminary plat and conditional use permit, subject to nine stipulations. The application from Tamarack Land Lake Maran Commons LLC involved 26 twin home lots and a Shoreland impact plan. The site, located north of Kenfield Trail and east of Kenrick Avenue, had been previously graded, and the planning staff confirmed that stormwater management requirements were met.
The commission discussed potential future development and screening between the new townhome units and existing businesses, notably the Merck Towing property. Though no public comments were made during the hearing, commissioners expressed interest in screening considerations without imposing them as conditions. A motion to recommend approval was passed unanimously, and the matter will proceed to the city council on February 3, 2025.
The commission also reviewed the Airlake DEA preliminary and final plat application from Hatrick Investments LLC and Dakota Electric Association. The proposal extends the Airlake industrial area by creating two outlots and extending 222nd Street, with Dakota Electric planning to develop a new headquarters on the southern lot. The planning staff found the plat aligned with zoning goals and recommended approval with three conditions. The hearing concluded without public comments, and the commission prepared to deliberate on the proposal.
