Halifax Board Approves Variance for House Reconstruction on Monponsett Street
- Meeting Overview:
During the latest meeting of the Halifax Board of Selectmen, members approved a variance and special permit for a reconstruction project on Monponsett Street. The applicant sought to move the house further from the street, improving the setback, and addressed the unique shape and size of the lot as a hardship. The board acknowledged these constraints and agreed that the proposed new location was an enhancement over the current placement.
The applicant’s plans involved relocating the house to be 15 feet further back from the road than the existing structure, resulting in a reduced variance requirement. This change was seen as beneficial, as it increased the distance from the street, which board members noted as a desired improvement. The project also involved a six-foot variance from the rear lot line, due to the placement of a septic system which limited alternative options for house positioning.
The board discussed the necessity of the variance to accommodate the lot’s configuration and the existing septic system. After consideration, they found the proposed changes to be reasonable and approved both the variance and the special permit, allowing the applicant to proceed with the reconstruction of the single-family residence.
