One resident praised O’Brien’s craftsmanship, stating that his work is something “I wouldn’t want to live in myself.” Another resident emphasized the necessity of new constructions to replace homes in dilapidated states.
However, there was also a letter of opposition from a neighbor, Mr. Ry Metrano, who expressed concerns about drainage, privacy, and the scale of the proposed building. Metrano argued that the new structure could result in water runoff affecting his property and the potential loss of privacy due to reduced buffer zones. They appreciated the community engagement and noted the importance of ensuring the project did not create any dimensional nonconformities. Another topic of discussion was the application from Lawrence Lynch Realty Corp for a special permit renewal regarding excavation and restoration activities on Thomas B. Landers Road. The board had not previously opened this case due to scheduling issues. Attorney Edward Kirk, representing the applicant, highlighted ongoing communication with the Cape Cod Commission and anticipated a formal referral to the commission due to the project exceeding the 100,000 square feet review threshold. The board unanimously agreed to refer the application to the commission, bypassing public comments at this stage.
Additional attention was given to a proposal for a property on Oyster Pond Road, where the applicant sought a special permit to raise and rebuild a non-conforming dwelling in a flood zone. The engineering department raised concerns about driveway permits and stormwater runoff, while the Board of Health noted the potential need for a denitrifying septic system. The board decided to refer this application to the Cape Cod Commission, allowing for further public input at a subsequent hearing.
