Yarmouth Zoning Board Supports Another Year of Unlimited Public Play at Kings Way Golf Course, Approves New Condominium Conversion.
- Meeting Overview:
The Yarmouth Zoning Board meeting focused primarily on the annual review of Kings Way Golf Course’s special permit for unlimited public play and the approval of a condominium conversion for a property on Anchorage Lane. Both matters received positive reception from the board, with community concerns seemingly addressed.
0:01The board began with the evaluation of Petition concerning the Kings Way Golf Course on King Circuit in Yarmouthport. This was the second annual review for the special permit initially granted in November 2022, which allowed the golf course to operate without a cap on public play. The Kings Way Trust, represented by Attorney David Reed, presented the case, highlighting the measures taken to address previous community concerns. These included erecting a six-foot fence and planting arbor trees to mitigate noise and visual disturbances.
The course recorded an increase in public play, with 16,159 rounds in 2024. Despite this rise, the board acknowledged that Kings Way’s share was modest compared to the town’s cumulative golf activities. By emphasizing the positive impact of increased traffic to the associated restaurant and facilities, Reed reinforced the benefits of the current operational framework.
Board members expressed satisfaction with Kings Way Golf Course’s management and its efforts to maintain community relations. A letter from Stephen Day, chairman of the Heatherwood Condominiums’ Board of Trustees, was read, expressing support for the ongoing operations. The board considered the possibility of foregoing a third formal review, hinting at flexibility for future evaluations, contingent on continued communication and reporting from the golf course management.
10:38Transitioning to the next agenda item, the board reviewed Petition 5163 for a special permit to convert a two-family dwelling at 12 to 14 Anchorage Lane into a condominium. Attorney Beth Nolan represented the applicants, clarifying that the conversion would not alter the existing structure’s footprint. The property, located in an R25 zoning district, presented pre-existing nonconformities due to lot size, but these did not deter the board’s approval.
Nolan detailed the formation of a Limited Liability Company by the owners to manage the property and highlighted lease restrictions that would prohibit short-term rentals and limit occupants. Board members found the proposal straightforward, noting that such conversions were common and typically uncomplicated. With no objections from the board or the public, a unanimous vote approved the conversion, underscoring compliance with local zoning regulations.
Concluding the meeting, the board swiftly approved minutes from previous sessions.
