Old Bridge Planning Board Grapples with Parking and Tenant Selection Amidst Site Plan Amendments

Despite the planned inclusion of two electric vehicle charging stations, effectively reducing the variance needed, concerns were raised about the adequacy of parking, particularly with the potential influx of visitors to medical facilities. The engineer’s data suggested that the peak parking demand would likely be around 20 to 25 spaces, a figure supported by changing work patterns favoring remote operations. However, board members remained concerned about the impact of medical tenants, who typically attract more visitors, potentially straining the available parking resources.
The board’s deliberations extended to the specifics of tenant selection, emphasizing the importance of choosing tenants whose operations would not exacerbate parking shortages. One board member highlighted the potential for congestion if a medical tenant, like an urgent care facility, were to attract numerous visitors, which could lead to chaotic parking conditions. This sentiment was echoed by others.
In addition to parking concerns, the meeting addressed the proposed installation of a generator within the front yard setback, a move that required variance relief. The generator was deemed essential for business continuity, particularly for the accounting firm involved, during power outages. It was to be discreetly placed behind a trash enclosure, minimizing its visibility from the street. The board expressed general support for the generator’s proposed location, recognizing the necessity of maintaining operations during critical periods.
Further complicating the project was an issue with the elevator installation. Although the building’s second-floor space did not mandate an elevator under code, the client desired one for enhanced accessibility. However, the elevator contractor had gone out of business, causing significant delays. A temporary Certificate of Occupancy (CO) was requested, allowing building occupancy before the elevator’s completion. This request underscored the interconnectedness of the elevator and generator systems, as the generator would also support essential building services, including the elevator.
