Kenny and Evelyn Hernandez received approval for variances related to a pool screen enclosure, pool, and accessory structure in an RU-1-13 zoning classification. Their application, previously tabled, was revisited after they provided necessary modifications and received support from their Homeowners Association and immediate neighbors. The board emphasized the importance of the modifications aligning with original plans and approved the variance based on compliance with outlined action items.
Another notable application was from L. Nelino Gerles, who sought a variance for dividing a 5-acre lot in an Agricultural Use zoning classification. The request involved creating a flag lot, previously discussed with the county commission, resulting in a Binding Development Plan. Gerles clarified that the lot would not see further construction, maintaining its current use for agricultural activities. The board approved the variance unanimously, acknowledging the unique conditions of the property and ensuring no special privileges were granted.
Additional applications involved residential structures, such as the O’Reillys’ request for a shed variance in an RU-2-10 zoning classification. They encountered issues with an easement related to a drainage pipe, which complicated the construction process. After addressing these concerns and confirming neighbor support, the board approved the variance, allowing the couple to complete their project.
