Coon Rapids City Council Greenlights Sale of Old Fire Station No. 3 for Housing Development
- Meeting Overview:
During the Coon Rapids City Council meeting on November 4, 2025, the council unanimously approved the sale of the old Fire Station No. 3 site, located at 2831 113th Avenue, to AMA Homes for redevelopment into a single-family subdivision. The property, sold for $33,000, will be repurposed into an eight-lot subdivision, with the city managing the demolition of the existing structure to cut costs. This redevelopment plan includes specific amendments to the purchase agreement, such as the city’s right to remove at least one evergreen tree prior to the sale, facilitating future tree lighting events.
The council, led by a city manager, discussed the requirements for the sale, which necessitates an ordinance due to the nature of city-owned real estate. The deliberations included approving a budget amendment of $140,000, with $120,000 designated for demolition services by Solder and Sons Excavating and the remaining $20,000 earmarked as a contingency for unforeseen expenses related to hazardous material removal. The city manager reassured the council that anticipated hazardous materials were minimal, involving items like fluorescent bulbs and specific appliances requiring special disposal.
In addition to the property sale, the council addressed an amendment to the city code through ordinance 2337, which now includes the city of Dayton in the lawful gambling trade area. This amendment allows permit holders to contribute to charitable organizations within Dayton while receiving credit for their trade area obligations, an initiative that passed without opposition.
Another focus of the meeting was the introduction of an ordinance aimed at enhancing public safety by restricting parking on 109th Avenue Northwest near Foley Boulevard. This measure was proposed to improve visibility at intersections and facilitate emergency vehicle access, particularly during snow plowing in winter. While the council acknowledged mixed reactions from residents, the 250-foot parking restriction was justified as a preventative measure to maintain efficient traffic flow and safety.
The council also embarked on a review of ordinances related to utilities and water management. A lengthy discussion ensued about reconciling the use of surface water with well water, especially during drought conditions. The ordinance’s development has spanned several years, involving input from building staff, inspections, and public works, with further discussion planned for future sessions.
The meeting also recognized the contributions of Steve Antis, a retiring employee from CTN, who has played a role in the city’s storytelling and meeting productions. The council expressed gratitude for his years of service.
