Union Township Zoning Board Approves Variances for New Shake Shack Signage

This design also aids in climate control within the restaurant. The wall signs, intended to be internally illuminated, were set to a modest illumination level of 3500 Kelvin, aligning with Shake Shack’s branding.
The board members engaged in thorough deliberations, seeking clarification on the signage’s compliance with zoning purposes related to public health, safety, and general welfare. The applicant’s representative stressed that the building’s design supported the proposed signage, which would not negatively impact the surrounding area or the shopping center’s aesthetics. The board found no objections from the police and fire departments and noted that the township engineer’s comments would be addressed.
Ultimately, board members unanimously supported the application, recognizing that the signage changes would enhance the restaurant’s functionality and aesthetics by providing privacy and climate control. The variances were granted under the C2 criteria, which require a connection to the specific property rather than proof of hardship. A resolution consistent with the board’s decision is scheduled for approval on December 3rd.
Another agenda item was the adjournment of a case involving CFR Development LLC, which plans to construct a three-story, 13-unit residential building on Styverson Avenue. The applicant requested an adjournment to January 28, 2026, to make necessary modifications to the project. The board attorney noted that such adjournments are common to prevent starting discussions on projects that require changes. The board approved the adjournment unanimously, informing the public that no further notice would be given unless new variances were introduced.
The board also adopted a resolution for Marco and Ariana Vase on Lum Avenue, concerning the construction of decking around a pool with insufficient setbacks. The resolution aimed to memorialize previous findings, and no comments or modifications were raised, leading to a unanimous motion to adopt it.
