Cape May Zoning Board Approves Topchic Attic Conversion Amidst Residential Expansion Discussions
- Meeting Overview:
In a recent Cape May Zoning Board meeting, the board approved a use variance application for Patty and Jason Topchic to convert an attic into an office space at their property on Lafayette Street.
The meeting’s highlight centered on the application from Jason and Patty Topchic, who sought permission to convert attic space into an office in their two-bedroom unit on Lafayette Street, Unit A. Represented by Lindsay Nukem from Monzo Cat Solales law firm, the applicants explained that the attic conversion would include the addition of a spiral staircase and a powder room. The primary motivation for the conversion was to provide a quiet workspace away from the common areas, especially given the property’s frequent use as a second home and rental.
The board was informed that the exterior of the property would remain largely unchanged aside from the installation of a new window, and no additional bulk variances were required. The proposal was similar to a recently approved application for the adjacent Unit B, which set a precedent for expanding non-conforming residential structures.
The board’s engineer emphasized that the site plan would not alter the existing zoning standards and that the site was suitable for the proposed changes. The increase in floor area ratio from 24% to 26% was noted to be well within the allowable limit of 45%. The board unanimously approved the application.
