The attorney contended that the project constituted a teardown, conflicting with the RFP’s stipulations, and emphasized that the variances sought were self-created hardships. He urged the board to defer the project, aligning it with the initial RFP and comprehensive plan requirements.
Supporters of the redevelopment, including local residents and the South of Fifth Neighborhood Association, praised the design, seeing it as an improvement over the current site, which they described as an eyesore. They cited the need for an updated and upscale facility that would enhance the area’s appeal and provide valuable amenities.
The board faced procedural questions, particularly concerning the sequence of approvals needed for the Nikki Beach project. With the planning board yet to review the application, some members expressed hesitancy to approve the design before all necessary legislative amendments and comprehensive plan changes were secured.
