The project also included installing a stormwater recharge system to improve drainage and reduce impervious lot coverage, addressing stormwater concerns in the area.
During the board’s deliberations, emphasis was placed on the necessity for variance relief under the C1 hardship criteria and the C2 substantial benefit test criteria. The representative for the Mazatellis argued that the unusual shape and size of the lot justified the variances, and the proposal would not exacerbate existing non-conforming conditions. The board’s engineer confirmed that the application was complete but highlighted deficiencies in the submission, such as lacking topography details for the stormwater system and driveway reconfiguration. Despite these issues, the engineer noted that the proposed reduction in impervious coverage would positively impact stormwater management.
Public comment was invited, primarily from those residing within 200 feet of the property. While there were no formal objections from the public, board members expressed concerns about the potential environmental impact of tree removal and the overall development’s compatibility with the neighborhood.
