Waldwick Planning Board Reviews Soil Movement Permit for New Home Construction
- Meeting Overview:
In its recent meeting, the Waldwick Planning Board considered an application for a major soil movement permit related to the construction of a single-family home. The board discussed the project’s compliance with municipal ordinances and the implications for the surrounding area, including tree removal and soil management. The application, which involves moving over 500 but under 1,000 cubic yards of soil, received detailed scrutiny from the board members and the applicant’s representatives.
The most prominent topic of discussion was the soil movement permit application for a new single-family home, presented by Bruce Whitaker on behalf of the applicant. The project involves moving 677 cubic yards of soil, with a net export of 554 cubic yards from the site. Licensed engineer Thomas G. Sterns provided testimony, explaining that the soil movement is necessary for driveway modifications and the construction of the home. The board was particularly interested in ensuring the project adhered to local soil movement ordinances designed to prevent erosion and protect neighboring properties. Sterns confirmed that the project plans complied with these regulations and would not adversely affect nearby areas.
Additionally, the board addressed the removal of four trees necessary for the construction, as identified in a site visit conducted amid snow conditions. While these trees were located in areas designated for the construction of the dwelling, driveway, and rear patio, the board noted that the local ordinance excludes trees in construction zones from replanting requirements.
The board also discussed the logistics of importing stone for construction. This material, totaling 77 cubic yards, will be imported separately from soil-related activities. Questions arose regarding the inclusion of this stone in the project’s fill calculations and the potential impact on local traffic during transportation. The applicant agreed to revise calculations to include tracking pad stone and ensure all transportation routes comply with local police department approvals.
