An underground construction was suggested, but Mr. Valerio opted to revise the plans and seek further guidance from the building department. The Board also approved Mr. Shra’s variance requests for a new single-family residence, subject to the removal of a shed from the property.
A debate sparked over Mr. Gupta’s application to build a deck extending 20 feet into the rear yard. The applicant cited the current deck’s impractical size as the reason behind his request. However, board members expressed differing opinions on the proposed deck’s dimensions and its impact on the neighborhood.
Among the proposed additions, Ajit Bodi’s plan for a second story addition in violation of various zoning sections garnered attention. Bodi’s architect, Paul U, justified the request on the grounds of remote work needs and the limitations imposed by the undersized lot. The board did not reach a final decision on this application, and it was expected to continue at a later date.
A proposed addition to a property on Maple Wood also sparked debate. The applicant aimed to add a study to the existing floor plan while maintaining the house’s current elevation. Board member, Tony Nardone voiced skepticism, noting that the house was too large for the lot and expressing reservations about approving variances for both habitable floor area and habitable floor ratio. The board recommended adjourning the application for revisions, scheduling a follow-up meeting for February 27th, 2024.
The meeting also addressed a fence issue, with Rodney Brown applying for a variance to allow a 5-foot chain-link fence on his property, exceeding the town’s front and side yard fence regulations by one foot. The board expressed concerns about the fence’s encroachment into the right of way and suggested potential solutions, such as adding screening to shield it. However, the board adjourned the discussion to April 23, 2024, emphasizing the need for a new survey to determine the fence’s exact location and compliance with the right of way.
