Residents such as Deborah Margolus and Tza Warman voiced concerns about the impact on neighborhood character, property values, and environmental factors like air pollution and stormwater runoff. Another resident, AJ Tmar, questioned the legality of the proposal, arguing that it violates the master plan, which does not recognize standalone car washes as principal uses. Tmar suggested that any changes to the master plan should be transparent.
The mayor addressed these concerns, explaining that the ordinance is necessary because the Quick Check gas station and the proposed car wash have different owners. He argued that resistance to the car wash stemmed from a general opposition to development rather than specific issues with the proposal. The mayor also downplayed potential traffic impacts, noting the site’s existing separation from residential areas by a field and its history of being occupied by neglected buildings.
Members debated the compatibility of the car wash as a principal use, given the district’s commercial development goals, which include other auto-related services. The potential for future standalone car wash applications was noted, although market conditions would likely limit such developments.
Environmental considerations were also a critical aspect of the discussion. The board acknowledged that new car washes would need to meet environmental standards, including closed-loop recycling systems, to minimize runoff and comply with state regulations.
As the meeting concluded, a motion was passed to advise the township council that several ordinances were consistent with the master plan.
