Pasco County Planning Commission Delays Multiple Development Proposals Amid Signage Issues and Public Concerns

Another agenda item involved a zoning amendment for a change from an Agricultural District to an Agricultural Residential District on approximately 10 acres located on Noddingham Trail. This proposal, submitted by Tina Marie and Steven Fel Farel, faced issues with public notice not being uploaded to the civic clerk, although it was confirmed that it was sent to the clerk’s office. The commission resolved to correct this oversight for the Board of County Commissioners (BCC) review.
The commission also deliberated on a zoning amendment request from CA Properties to change the zoning from a general commercial district to a mobile home district, and then back to a general commercial district, affecting approximately 3.68 acres at the intersection of Land of Lakes Boulevard and Wisteria Loop. This proposal was advanced for BCC approval.
A notable discussion point was item PC9, which involved a zoning amendment associated with Sandy Lakes Development Corporation. The property spans approximately 75 acres south of Interlake Road and sought a change to a light industrial park district. An ex parte communication and a correction regarding the PTE number were recorded, emphasizing the necessity of careful documentation in planning processes. Concerns were raised about buffer or setback requirements, specifically a 150-foot buffer from the western property line adjacent to a school board property. The representative assured that the proposed retention pond would not affect the setback, and pledged to coordinate with the county and school board regarding site access.
Moving forward, item PC10, pertaining to a plan amendment for a future land use map change from residential to planned development on approximately 18.99 acres on State Road 52, was reviewed. This included a zoning amendment request from SR52 Heasley LLC for a change from an Agricultural District to a master planned unit development. The plan would permit the construction of 100 townhomes and 15,000 square feet of commercial and office space. These items required a recommendation for approval to the BCC.
In the public comments segment, Judy Ostein, a Newport Richie resident, inquired about a feasibility study for Ostein Road, expressing concern over increased traffic through a subdivision with a single entrance. Chairman Charles Gray clarified the planning commission’s lack of jurisdiction over the study, recommending that Ostein direct her inquiries to the board of county commissioners.
The meeting concluded with the approval of several agenda items, including PC7, PC8, PC10, and PC11, without opposition. However, item PC9 was pulled for further consideration due to a previous rezoning oversight from 2022. The commission ensured that all procedural and public concerns were addressed.
