Sayreville Zoning Board Grants Final Extension for Main Street Development Amid Sale Negotiations
- Meeting Overview:
The Sayreville Borough Zoning Board of Adjustment meeting on February 25, 2026, centered around a notable decision to grant a third and final one-year extension to Insight Development Partners LLC for its Main Street site, amid ongoing negotiations to sell the property. The board also considered and approved variances for a residential shed expansion and a home addition, reflecting ongoing development interests within the borough.
The discussion about Insight Development Partners’ extension request was the focal point of the meeting. Represented by attorney Tim Arch, Insight Development Partners sought the extension to preserve their current approvals while they finalize a potential sale of the property. The company has been seeking tenants but encountered challenges, as several lease negotiations fell through at the last minute. Recently, a purchase and sale agreement was reached with a buyer, and the due diligence phase is ongoing. The extension is necessary as the current approvals are set to expire in May 2026, which could jeopardize the sale if not extended. The board was informed that all outside agency approvals are already in place, and the extension would prevent the project from reverting to its initial stages, thereby facilitating the potential sale and subsequent development.
In addition to the extension request, the board approved a variance for Daniela Garcia and Jairo Cardona to construct a larger 10-by-24-foot shed at their property on Deerfield Road. This variance was necessary as the proposed size exceeded the borough’s limit of 150 square feet for sheds and increased the maximum building coverage from 20% to 25%. The couple plans to use the shed primarily as a gym and storage space and assured the board that it would not be used for business purposes.
Another decision involved granting bulk variances for a property on Johnson’s Lane, allowing homeowners to proceed with a substantial expansion project. This project includes adding a second floor and a two-car garage to the existing structure, which required variances for front and side yard setbacks, building coverage, and impervious surface limits. The homeowners emphasized that the expansion would provide necessary living space for their family within the constraints of the current property layout.
