Revere Planning Board Faces MBTA Communities Act Compliance Challenges with Zoning Proposal

Any alteration to the current zoning ordinance, such as requiring special permits for residential development, could disrupt this compliance. This issue was brought to light by a city council briefing, where it was made clear that such changes would be untenable under state law. This realization led the board to decide against recommending the proposed amendment to the city council, acknowledging that defying state regulations was not a viable option.
The discussion also touched upon the neighborhood business districts, which are minor in size and historically host mixed-use buildings with residential spaces above retail shops. Despite the low impact any changes might have in these areas, the board recognized the importance of preserving these traditional setups and the challenges of new development within these limited spaces. It was noted that existing protections require any development in these districts to undergo further approval processes.
Additionally, the meeting covered a potential four-story residential development proposal at the site of the old Little Peach store on Winthrop Avenue. This site has drawn opposition from local residents concerned about the impact on the library neighborhood area. However, the proposal is expected to proceed to the city council, independent of the zoning amendment discussions.
