Utility connections and stormwater management plans were also presented, revealing the developer’s intention to maintain existing drainage patterns while integrating modern green infrastructure solutions. Participants recalled past issues with similar projects, such as the disruptive trenching experienced during the Toll Brothers development, and called for improved planning to avoid repeating such inconveniences. The developer assured compliance with New Jersey’s latest green infrastructure rules.
Architectural elements of the proposed buildings were thoroughly examined. The multifamily building’s design includes amenities like a garage, mail area, bike storage, and a communal roof garden. The townhomes are set to feature modern aesthetics with flush-mounted windows and balconets, blending contemporary design with the area’s character. However, the need for waivers from the redevelopment plan arose due to proposed deviations in materials and design elements, such as painted aluminum and vinyl, which were not originally included in the plan’s vision. The developers argued these changes would align with modern standards while maintaining regulatory compliance.
Residents questioned the adequacy of parking, the safety of loading zones, and the accessibility of EV spaces. The developers responded by citing adherence to established regulations and plans, though further clarification was requested on several issues, including the handling of tandem parking and the management of shared spaces.
