Jersey City Planning Board Approves Affordable Housing Project Amidst Varied Urban Developments

Board members unanimously approved the project, emphasizing its design and the need for affordable housing in Jersey City.
Among these was the subdivision and renovation of properties on Ocean Avenue, where two mirror-image buildings are proposed. Each building is set to be 45 feet tall, containing 14 residential units with significant green roofing. The architectural design includes brick facades with metal and cement board panels.
The board also approved a site plan for a five-story building on Palisade Avenue, which, while close to an “as of right” application, required variances for rear yard setback and parking space dimensions. The project proposes 11 residential units and includes a retail space, with significant green improvements such as a stormwater detention system and extensive green roof areas.
Another noteworthy project discussed was the adaptive reuse of a historical building, aimed at maintaining its character while updating its interior. The renovation includes window replacements and other upgrades to preserve the building’s integrity. The board highlighted the importance of adaptive reuse.
