Chatham Historical Commission Approves Renovation of Historic Inn, Debates Material Choices
- Meeting Overview:
During its April 7, 2026 meeting, the Chatham Historical Commission approved a renovation project for a historic property on Queen Anne Road, emphasizing the need for historical preservation while integrating modern materials. The commission affirmed the historical significance of the large Greek Revival structure dating back to the 1800s and deliberated on the use of materials for the proposed renovations to ensure the building’s architectural integrity is maintained.
The renovation proposal presented by Derek Rubenoff of Derek Rubenoff Architecture involved replacing exterior finishes with modern, durable materials while preserving the building’s historical appearance. The commission expressed concerns about the extensive use of alternative materials, particularly PVC, which one member referred to as making the building “one plastic house.” Despite the material debate, the commission ultimately recognized the need for certain updates to meet current building standards, such as replacing the deteriorating dormer to improve headroom and comply with codes.
A significant portion of the discussion focused on maintaining the historic character of the inn while incorporating materials that could withstand the test of time. Proposals included replacing existing vinyl siding with traditional clapper siding, installing traditional French doors, and substituting historic wood shingles with more durable cementitious products. One member expressed concerns about the transition from wood to synthetic materials, arguing that such changes might detract from the structure’s historical essence.
The commission also debated the authenticity of replacing the building’s brick chimneys with faux alternatives. Opinions varied; some members preferred maintaining the original chimneys for their historical value, while others suggested faux chimneys as a practical compromise. The conversation highlighted differing views on balancing historical accuracy with the practical needs of modern renovations.
Public input was sought, and Ellen Briggs, representing a preservation group, voiced concerns about the toxicity and health risks associated with PVC, advocating instead for cedar shingles due to their historical significance and durability. Her comments underscored a broader concern about preserving the building’s historical integrity through the use of traditional materials.
In a broader context, the commission’s meeting also touched upon other matters, such as the relocation and restoration of the Coast Guard boathouse back to Chatham. This project had been in discussion for over 20 years, with the commission emphasizing the importance of preserving the boathouse’s historical elements. The commission planned to meet with a restoration consultant to discuss how to proceed with the exterior modifications while retaining the building’s historical character.
Additionally, the commission discussed a potential collaboration with the select board to pursue a preservation restriction on a different property. The importance of documenting historical narratives associated with local properties was emphasized, particularly concerning sites like the old Ben Franklin location, which had previously been an A&P store.
The commission further addressed the upcoming preservation awards, with 11 applications approved for an awards ceremony scheduled for June. Members noted past complaints about the number of awards given and decided to hold the ceremony in a larger venue to accommodate attendees.
