Additional features, such as small sitting rooms and exterior balconies, were included to provide residents with more outdoor interaction spaces. The rear deck was expanded to 24 feet in depth, offering a larger sitting area, and relocated amenities like the fitness room were designed to enhance accessibility.
The board’s deliberations also focused on compliance with state mandates for electric vehicle (EV) parking spaces. The project proposed 54 parking spaces, 12 of which were designated for EVs, in line with New Jersey’s requirements. This allocation includes ADA-accessible EV spaces. The board explored the feasibility of reducing the number of EV spaces, but legal requirements dictated the current configuration.
Concerns about parking setbacks and outdoor amenities were addressed through discussions of design variances. The proposed rear yard setback was reduced to 40 feet, below the required 50 feet, to accommodate the enlarged deck. Despite encroachments into the setback, the applicant emphasized the benefits of providing additional recreational spaces without adversely affecting neighboring properties. The board also examined the location of a trash enclosure, necessitating a variance due to its placement in the front yard setback. Screening and buffering enhancements were promised to mitigate visual impacts.
Traffic flow and pedestrian safety were key considerations, with the site plan featuring separate ingress and egress driveways to streamline vehicle movement. The board reviewed the circulation plan to ensure it met requirements for emergency vehicle access, and the applicant confirmed compliance with fire department recommendations. Landscaping plans were revised to maintain significant trees and improve buffering around utility areas, with a focus on enhancing the site’s aesthetic appeal.
The meeting also featured a proposal to construct 18 additional trailer parking spaces for a commercial property, which involved variances for increased impervious coverage and parking setbacks. The applicant highlighted the necessity of additional trailer parking to attract tenants, citing industry standards that require increased on-site trailer capacity.
