During the public comment period, a resident from 48 House Lane expressed support for the revised plans, acknowledging the efforts made to address board feedback. There were no opposing comments. Board members raised questions about the accuracy of the site plan, particularly regarding dimensions and setbacks. Clarifications were provided, confirming that the left setback was 16.6 feet, the rear was 26.9 feet, and the height reduction was achieved without compromising the structure’s design.
While some members expressed concerns about the visual impact and measurement discrepancies, the majority agreed that the revised plans were consistent with the neighborhood’s evolving landscape. The board acknowledged the applicant’s responsiveness to previous feedback and praised the architectural design despite the loss of a front porch, which some felt would have enhanced the aesthetic appeal.
The application was approved with conditions aimed at minimizing disruption during construction, particularly in peak summer months. The board emphasized the importance of accurate representations in plans and measurements, given the neighborhood’s transitional nature and the potential for future developments.
In addition to the House Lane proposal, the meeting addressed several other applications. Among them was a request from the AWe Family Trust LLC to establish a Chase Bank branch on Main Street. The site had been previously occupied by Rockland Trust and was now vacant. The proposal included minor site improvements to enhance curb appeal and ADA compliance. However, the lack of a Historic Business District Commission (HBDC) review due to a canceled meeting led the board to continue the hearing, allowing time for HBDC input.
Another application involved the Malbury Family Revocable Trust, which sought to demolish a non-conforming deck and construct a new one with similar setback issues. The board deliberated on the proposal, considering the lot size and zoning district requirements, ultimately approving the application with unanimous support.
The meeting also discussed the installation of a generator by Virginia Dome, which did not meet the required setback. Concerns from a neighbor about noise were addressed, with the board determining that the generator’s placement would not be substantially detrimental to the neighborhood. The application was approved with four votes in favor and one against.
