Boston Public Facilities Commission Approves Key Housing and Development Projects in Dorchester and Roxbury

Norfolk Design’s proposal received substantial community support and ranked highest among applicants based on evaluation criteria.
Another vote involved the designation of CWC Dev LLC as the developer for a property on Eastman Street in Dorchester, also acquired for $100. CWC Dev LLC plans to create three home ownership units designed for families, including two-bedroom units. The proposal was well-received by community residents and local officials, leading to its approval without dissent. These developments are part of a strategic push to utilize vacant land for productive, community-beneficial purposes.
In further support of the Welcome Home Boston program, a developer designation was granted to a nominee comprising principles from Stack Architecture LLC and Tash Development Company for land at 64 and Tampa Street, with a purchase price of $400. The commission’s approval of these votes underscores the city’s dedication to expanding home ownership and addressing community needs.
Beyond the Welcome Home Boston program, the PFC also addressed other noteworthy development projects. The commission approved a land disposition request for proposals in the Hyde Park neighborhood, with Haj Development and Stack Architecture recommended as the designated developer. This proposal aims to convert long-vacant parcels into six two-bedroom home ownership units, with off-street parking spaces included. The project received strong community support, with a land cost subsidy proposed to reduce sale prices, thereby facilitating home ownership opportunities.
Further discussions included extending the tentative developer designation for Eco Homes Highland Park LLC in Roxbury. This project, initially approved in April 2024, seeks to revitalize eight vacant parcels to create 20 affordable home ownership units. Despite legal delays, Eco Homes has progressed in design and financing stages, maintaining community engagement through regular updates. The extension to 32 months will allow Eco Homes to complete due diligence and commence construction.
A community-focused project was also approved, involving the Boston Food Forest Coalition’s development of a community open space on Milmont Street in Roxbury. This initiative, supported by public meetings and neighborhood walks, will transform the land into a space featuring edible plantings, promoting community interaction and sustainability.
Lastly, the commission approved a conveyance to ODJ Dev LLC for parcels on Parker Street and Terra Street in Roxbury, with plans for 48 affordable home ownership units, commercial space, and urban gardens. The project targets households earning up to 100% and 80% of the area median income.
