The applicant’s attorney and project engineer detailed the deviations, explaining that adjustments made during construction, particularly due to a brick facade addition, resulted in the building footprint exceeding permitted setbacks by approximately 10 inches to a foot and a half at several locations. These deviations prompted a request for bulk variance relief, sparking a lengthy discussion among board members.
Board members and the public expressed concerns about why construction had continued after the errors were identified. The applicant’s representative explained that the building department had allowed construction to proceed under the assumption that the deviations were minor, though the framing was already up when the mistake was discovered. This acknowledgment of risk in continuing construction before obtaining amended approval raised further inquiries.
The discussion also highlighted a coordination error, where the building’s outer wall thickness increased unexpectedly due to the addition of a brick facade. This change had not been accounted for in the architect’s final plans, leading to the setback encroachments.
In addition to the setback issues, the meeting addressed several reports and concerns related to the project. These included the screening of a transformer in a prominent front yard position, the impact on existing easements, and pedestrian safety concerns associated with dangerous crosswalks. The applicants agreed to pursue modifications to enhance pedestrian safety, which was viewed positively by some board members.
