Tyson 2.0, Backpack Boys, and Canada Boutique by Greenhouse provided status updates. Tyson 2.0, awaiting a Certificate of Occupancy, faced skepticism from the board due to delays with sprinkler systems and HVAC coordination. The board expressed concern over the lack of a representative to discuss these issues, contemplating an extension for the applicant to demonstrate progress.
Backpack Boys, represented at the meeting, anticipated receiving their Certificate of Occupancy soon after an upcoming inspection. The board suggested carrying the application for a final review in 90 days, acknowledging the lengthy process since their preliminary application in 2022.
Canada Boutique by Greenhouse, represented by Jalissa Bonilla, shared their progress, including approvals from city council and the state. However, they faced delays in permits due to weather-related issues affecting inspections. The board considered granting a 90-day adjournment for finalizing permits.
Public comments from the meeting brought attention to the rules surrounding consumption lounges, with particular concern over the feasibility of outdoor lounges in downtown Jersey City. A public commenter highlighted ordinances requiring full enclosure and a distance of 200 feet from residential areas, questioning the practicality of outdoor lounges given the proximity of residential spaces. The commenter suggested that an indoor lounge application would be more viable.
